site be irrigated? Who will maintain this area? Do you have
permission from them to do this landscaping? We should have
something in writing from them and a landscaped easement on
the plat or site plan with notes spelling out this agreement.
Include a note about maintenance of landscaping on the plans.
12. Please show the entire area on the site plan, including how it
connects to the north.
13. The standard site plan notes from the original submittal
should be listed on this site/landscape plan.
14. Signature blocks will be required, as were done on the site
plan for the original PUD.
15. A point chart should be•submitted for auto -related use and for
all development criteria. The Planning Department can assist
you with this.
16. Please submit an updated drainage report/plans or memo to
describe the proposal and drainage concept. (Please address
a letter to Glen Schlueter at the Stormwater Utility if this
has already been addressed with the previous PUD.) We need
this in the file for documentation.
This concludes staff comments at this time. In order to stay on
schedule for the November 15, 1993 Planning and Zoning Board
hearing, please note the following deadlines:
Plan revisions are due October 27, 1993 by 12:00 noon.
PMT's, colored renderings, and 8 prints are due Nov. 8th.
Final mylars and other documents are due Nov. 12th.
Please be aware that the development agreement and utility
plans must be signed prior to the Planning and Zoning Board
Hearing, for all PUDRs. If not, a condition will be placed on
the project giving you 30 days to finalize the plans and
agreement, after which time, you must submit a request for an.
extension from the Planning and Zoning Board.

City Staff has reviewed your submittal for Save*Mor Self Storage
2nd Filing PUD- preliminary and final and offers the following
written'comments:
1. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available. US West will provide telephone service
in accordance with the rates and tariffs on file with the
Colorado Utilities Commission.
2. Telephone facilities generally occupy rear lot utility
easements, which must be located on terrain which permits
trenching operations.
3. The developer is responsible for provision of all trench,
street crossings, and ditch crossings for telephone facilities
within the project, and the developer pays up front
construction costs for facilities within the development.
4. Any relocation of existing telephone facilities required by
these plans will .be paid for by the developer.
5. Please refer to comments from the Water and Wastewater
Utility, on the preliminary utility plans.
6. On the final plat, dedicate 9' (rather than 81) utility
easements adjoining all street right-of-way lines.
7. Minor comments from the Engineering Department were made on
the redlined plat and plans, and were sent back to Parsons.
8: Fire hydrants shown on the 4.3.93 plan are not shown on !the
10.4.93 plan. Please include.these on the plans.
9. Please review the turning radii around all buildings. They
should meet the fire department requirements at a minimum.
10. The owner/developer should contact US West 90 days before
construction starts to discuss conduit provision for telephone
service. Call Jim Hage (224-7470) or Susan Peterson (224-
7473) for more information.
