to be shifted to the east in the future. This development will
be required to construct pavement, curb, gutter, and sidewalk
on and along Linden Street.
15. Street oversizing fees of $5,252 per acre will apply and be
collected at the time of issuance of building permits.
16. Utility plans must be submitted and approved with this
request. These plans must be signed by a professional engineer
licensed in the State of Colorado. Please direct your
engineering questions to Mike Herzig of the Engineering
Department. He can be reached at 221-6750.
17. Site lighting is an important element of this development and
should be looked at very closely. The lighting must be
contained on -site, without spillage or glare allowed to impact
adjacent properties.
18. Alternatives for the type of perimeter fencing to be used
should be considered. A vinyl -clad chain link or something
similar is being recommended.
19. It will be difficult to meet the interior landscaping
requirements for the site; therefore, the focus should be on
the perimeter landscaping and the streetscapes.
20. Parkland fees .of $625 per dwelling unit will apply if a
residence for an on -site manager is provided. These fees are
collected at the time of issuance of building permits.

7. The Poudre Fire Authority wants two points of entry into the
site for emergency access. All curves must be provided with
20' inside and 40! outside turning radius. There is,a 150'
access requirement for all buildings. This means that a fire
truck must be able to get to and park within 150' of any point
of an exterior wall on all buildings. Please contact Warren
Jones at 221-6570 with questions relating to emergency access
and fire fighting requirements.
8. One, and maybe two, fire hydrants will be required for this
development. It will be important to locate them so that
P.F.A. will have the ability to get to the hydrants at all
times.
9. It will be necessary to provide one hour fire containment for
all structures (spaces) that exceed 5,000 square feet in size.
There are parapet requirements for buildings with combustible
roofs. An engineered foundation is required for the mobile
office. Please contact Sharon Getz of the Building Department
with questions relating to your building requirements. She can

10. This property is in the Dry Creek Storm Drainage. Basin and is
subject to basin fees of #4,043 per acre. These fees are based
on the land use runoff coefficient and tan be reduced if on -
site detention is provided and approved by the Stormwater
Utility. On -site detention may not be required if it is
possible to get your surface drainage to go directly into the
Cache La Poudre River.
11. A drainage report, drainage plans, and an erosion control plan
must be submitted to the City for review. The Poudre River
floodplain/floodway must be shown on all utility and drainage
plans. A floodplain use permit may be required for this
development. FEMA is in the process of remapping the Poudre
River drainage basin, so the flood limits may be changing.

12. The access to the site from Linden Street should be moved to
the south to line up with access into the site across the
street, to the east.
13. A traffic study must be submitted to the City for review.

LAND USE DATA:
143,000 square feet of buildiDg coverage (self storage units and
mobil office) on a 7.06 acre site.
COMMENTS:
1. This property is in the IG - General Industrial Zoning
District and the proposed use is a permitted "use -by -right" in
this district. The development will have to meet the landscape
requirements as set forth in the City Code; or, the proposal
will have to go through the Planned Unit Development (P.U.D.)
review process to,, essentially, vary the minimum landscape
requirements. A P.U.D. is the more logical method of reviewing
this use. A copy of the P.U.D. review process is attached. All
final decisions on P.U.D. Is are given by the Planning and
Zoning Board.
2. The property is part of the Linden Tech Center Subdivision
that is recorded in the City.
3. There is existing power on Linden Center Drive. A transformer
location should be coordinated with City Light & Power.
Standard electric development charges will apply for this
request. Please contact Doug Martine at 221-6700 with electric
service related questions and concerns.
4. There may be an overhead transmission line owned by Platte
River Power Authority that crosses this property at some
location. If so, it will be necessary to determine what
restrictions are associated with this line.
5. City Light & Power has a sub -station that is accessed from
Linden Center Drive at the curve in the street. It will be
necessary to determine the legalities associated with access
to the station. A card -controlled gate for a private user may
be a problem.
6. There is existing City water and sanitary sewer in Linden
Center Drive. There is no sanitary sewer in Linden Street. A
water stub to the property exists from Linden Street that will

For your information, attached is a copy of the Staff's comments
concerning the request for Self storage units, which was presented
before the Conceptual Review Team on March 8, 1993.
This is a request for 143,012 square feet of self storage units and
a mobile office. on 7.06 acres. The property is located in the
Linden Tech Center on Linden Street, just south of East Vine Drive,
and is in the IG - General Industrial Zoning District.
The comments are offered informally by Staff to assist you in
preparing the detailed components of the project application.
Modifications and additions to these comments may be made at the
time of formal review of this project.
