If a separate service is required from the existing transformer, an easement will
need to be dedicated to encapsulate the existing transformer, as well as the
existing electric primary from the public ROW to the transformer. It is not
required to include the secondary feed from the transformer to the meter within
this easement, but is recommended to protect the service from future improvements.

The project team has confirmed that battery information will be provided at time
of building plan review which may trigger further requirements.
starting at Remington St. and a new fiber hand hold in close proximity to a
parkway tree. Any excavation near/under the dripline of a tree can potentially
damage tree roots, and ultimately, tree health. Please contact Forestry to
schedule a site visit to obtain inventory and mitigation information as well as to
discuss best methods of installing equipment near trees. This meeting should
occur prior to the next round of review.
The inventory information should be included in a table format on the site plans.

From the response to comments, it is understood that the proposed facilities
will be powered through a submeter behind 15the City owned meter for the
existing building. At this time, submetering is allowed within our code, but we
are currently in the process of amending this section of code to exclude the use
of submetering. Please consider a backup plan for installing a separate private
service and City of Fort Collins owned meter if these changes take place prior
to your project reaching the construction phase.

Please just add further clarification/verification on the plans that
the new 5' utility easement is not an easement being dedicated to the City. I
realize that on sheet A1.0 it is identified as new SW AT&T Utility Easement. I'd
prefer right after this indication adding something like "(dedicated by the
property owner to AT&T)". Just looking to confirm the status and avoid any
confusion of others thinking this utility easement is conveyed to the City for utility use.

The massing and scale of the proposed equipment enclosure is not consistent
with the architecture of the building. During conceptual review this was
discussed in detail and there was also conversation of moving antennas to the
center of the roof; thank you for providing sufficient evidence of the limitations
created by shadowing. There are three concepts that staff would like the
applicant to consider, they are:
Concept 1: Move the antennas to be mounted to the exterior wall so that they do
not project over the parapet wall. The antennas and associated equipment
would be painted and textured to match the existing brick and electrical would
penetrate through the existing parapet wall.
Concept 2: Use a louvered mechanical screen design that has a 1:3 height to
width ratio to achieve proportionality to the installation. The preferred design
option provide a screen wall around the entire perimeter of the roof.
Concept 3: Move the antennas closer to the edge of the building so that the
height and massing can be reduced. Incorporate elements mentioned in concept two for screening.
It would be staff's preference to see the aforementioned concepts in a
photo -simulation before the next round of review.
Planner Kai Kleer worked closely with Scott Knoll at Charles Steckly A&E on the three items listed above. Please see the revised
zoning drawings for review:

How is this (or any other utilities) proposed to reach the rooftop equipment? The
primary concern is aesthetics of any wall mounted wiring. Where will the
at -grade generator plug be located? Please provide a details of wall
penetration location, etc...
