There appears to be sufficient area to continue this sequence of plants to the south to the landscape island at the corner instead of leaving this highly visible area without any plant material and simply treated with cobbles. Over time as the trees mature, the illumination from these fixtures will diminish. Staff recommends that the light fixtures be placed independent of the landscape islands. Please note that if, over time, trees are removed for the benefit of the illumination, such removal would constitute a zoning violation. This aspect of the site operations needs to be more specific. The note must also refer to the 10-volt wireless dimming system that will connect to modules on the fixtures that was described at P.D.P. Also, please indicate the extent to which the fixtures will be dimmed. For example, for recent project along an arterial street, the lighting design called for dimming to 50% of full illumination levels. In general recycling containers must be at least 50% the size of proposed trash containers to meet this requirement. Please make sure proposed containers meet this requirement and that adequate space is provided in all enclosures.
