12/22/2017: Please have the lighting designer call me to discuss the B-U-G ratings. Since the site does
not adjoin a residential area, we are more concerned about the Glare ratings than the Backlight ratings.
Response: The designer has spoken with the City and resolved the BUG rating issue. A note has been
added to the plan calling for backlight shields on all fixtures along the ROW.

12/22/2017: For the screen wall along Mason Street, the detail indicates the
c.m.u. is to match, color, charcoal gray. Please provide a more specific reference as to what this color is
matching and where it occurs on the building.
Response: The note has been modified to specify matching the Best Block #858, Charcoal Gray that is to
be used as the base element on the service portion of the building. See attached material board for color
match.

12/22/2017: Regarding the bollards, the note on the Site Plan needs to clearly state that these are to be
painted Desert Tan. Or, instead of a note, you could a small detail to sheet L-2. Response: A note has
been added to the Site Plan.

12/22/2017: For the vinyl -clad chain link fencing, please specify the color of the vinyl. Staff recommends
either black or dark green. Response: The vinyl -clad fencing will be color black.

12/22/2017: Regarding the area west of the tracks, the site plan includes this area but the plat does not.
This needs to be reconciled one way or the other. If this area is not included, and the Jeep dealership
stores vehicles west of the tracks, then this would be a zoning violation. Response: The west parcel (Lot
2) is now a part of this project. No improvements are planned for this parcel.

12/22/2017: A set of architectural elevations are needed prior to submittal of final mylars. The purpose
of submitting a set for Final Plan review is to make sure that there are no undue delays at the time of
recording the final mylars.
Response: The architectural elevations are included with this submittal.

12/22/2017: For the mylars, please remove all ghosted layers. While these layers are helpful for plan
review, they are not necessary for the final plans that are to be recorded. Also, the Existing Conditions
Plan sheet, again helpful, but will not be needed for myiars.
Response: All ghost layers have been removed from final plans.

On the Landscape Plan, there are 10 variegated maiden grass located between the screen wall along
Mason Street and the parking lot. There appears to be sufficient area to continue this sequence of plants
to the south to the landscape island at the corner instead of leaving this highly visible area without any
plant material and simply treated with cobbles.
Response: We have extended the plantings to the corner as suggested.

12/22/2017: There are several landscape islands that also include light fixtures. Overtime as the trees
mature, the illumination from these fixtures will diminish. Staff recommends that the light fixtures be placed
independent of the landscape islands. Please note that if, over time, trees are removed for the benefit of
the illumination, such removal would constitute a zoning violation.
Response. The several of the light poles have been moved to create separation from trees in the islands.

12/22/2017: Regarding the location of the electrical transformer, the applicant is reminded to submit the C-
1 Form to Light and Power. If a new transformer is needed, then please note on the Landscape Plan the
new location closer to the east side of the building. Also, be sure to provide the proper clearances
required by Light and Power. If moved, in the location of the existing transformer, please provide an
increased number of shrubs to fill the island at maturity.

12/22/2017: On the Lighting Plan, the note that indicates that fixtures will be dimmed after hours of
operation needs to be more specific. This aspect of the site operations needs to be more specific. The
note must also refer to the 10-volt wireless dimming system that will connect to modules on the fixtures
that was described at P.D.P. Also, please indicate the extent to which the fixtures will be dimmed. For
example, for recent project along an arterial street, the lighting design called for dimming to 50% of full
illumination levels. And, the note should clearly specify the hours of the dimming as the reference to
