PLANNING DEPARTMENT PROJECT #28-93
WHEREAS, the applicant, Keith Hess, has duly followed City
procedure for the I-L (Limited Industrial) Site Plan Review as
outlined in Section 29-367 and Section 29-513 of the City Code and
has submitted this application for an I-L Site plan for the
following described property, to wit:
Lots 9-A and 10-A of Vanworks Minor Subdivision Plat,
being a replat of a portion of Lots 9 and 10 of the
replat of North Lemay Subdivision, Second Filing, and a
Tract in the Northeast Quarter of Section 12, Township 7
North, Range 69 West of the Sixth Principal Meridian,
City of Fort Collins, County of Larimer, State of
Colorado, containing 4.1763 acres, more or less.
WHEREAS, the City Planning Department staff processed the
application request in accordance with Section 29-513 including the
notification of property owners within 500 feet of the said
subdivision, publication of a legal notification in a daily
newspaper of general circulation and posting the required sign on
the subject property; and
WHEREAS, the Director of Planning held a public hearing on
Thursday, June 10, 1993, at 1:30 P.M. in the Planning Department
Conference Room at 281 North College Avenue for the purpose of
reviewing the I-L Site Plan application.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING
OF THE CITY OF FORT COLLINS THAT:
The I-L Site Plan Review, known as Vanworks, be hereby approved,
and as grounds, therefore, the Planning Director does find the
following facts to be true:
A. The proposed use (a storage building for van parts) is a
permitted use in the Limited Industrial Zone District.
B. The proposed use conforms to the performance standards as
outlined in Section 29-368 of the City Code.
It is further found that any future proposal to include outdoor
storage associated with this I-L Site Plan will require review by
the Planning Department and/or Planning and Zoning Board and will
have to conform to the parking lot requirements as outlined in
Section 29-493 and the performance standards as outlined in Section
29-368.
