storage building. We can meet with your Engineer to discuss
possibilities for replatting remaining lots of the North Lemay
subdivision to preserve the viability of that subdivision from
the stand point of lot sizes, widths, access, setbacks, etc.
16. The Poudre Flood Plain is located on part of this property and
should be shown on the plat. Any building constructed in the
flood plain must be elevated 18" above the 100 year
floodplain.
17. Please contact the Transportation Department (221-6608) for
more information on the traffic study., Please provide a
summary sheet showing the existing situation concerning
traffic generated by this business (including employee,
shipments, customers, etc.) and how this will change with the
storage building. Explain the nature of the business
(existing and proposed) as well. Is it manufacturing, retail,
wholesale, etc? A traffic impact study may be required to
look at access and traffic impacts on the surrounding area.
18. A standard engineering submittal, including utility plans,
will be required.
19. Please contact Matt Baker (221-6605) about the street
oversizing fee waiver. Submit a copy of Frank Bruno's letter
with your IL Site Plan submittal and forward a copy to Matt
Baker.

Buildings must be kept a minimum of 15' from the buildings.
7. The new building must conform to requirements in the current
building code.
S. The Fire Authority will require that the building meet the
fire access requirements, ie., that all portions of the first
floor be within 150' of an approved fire access drive. Given
the size of the building and location of access, it may be
necessary to provide a drive around the entire building. If
a turn -around is necessary, it will have to meet the access
requirements for turning radii of 20' inside, 40' outside (80'
diameter).
9. In order to comply with water supply requirements in the fire
code, you may have to install a fire hydrant off the 6" water
line. There is a requirement that new construction be within
400 feet of a hydrant. Installation of an automatic fire
sprinkler system may waive some of these requirements.

10. The building code also limits the size of "non -contained"
areas to 5,000 sq. ft. Fire protected construction is
required to divide these large areas into smaller areas.
11. Please consult with Sharon Getz at the Building Department
(221-6760) for more information about building code
requirements.
12. The property is located in two drainage basins. Part of the
property is in the Old Town Basin, which does not have
development fees at this time. Part of the property 'is
located in the Dry Creek Basin which has fees of $4043.00 per
acre subject to the specific coefficient of run-off for the
development and amount of area developed.
13. There are on -site detention requirements. There is no storm
sewer in the area and the property outfalls to the street
system, which may have limited capacity.
14. The standard submittal will include a drainage and grading
plan, drainage report, and erosion control plan for the
construction phase. These reports and plans need to be
prepared by an engineer licensed in the state of Colorado.
15. A subdivision plat will be required for any new construction
on currently unplatted property. This could be accomplished
through the Minor Subdivision process (see attached
information). Staff recommends that you plat property
associated with the existing building and include that portion
of Lot 9 of the North Lemay Subdivision necessary for the

Lemay Subdivision and property at 900 E. Lincoln

LAND USE DATA': This is a proposal for a 60' by 120' (7,200 square
foot) storage shed located at 900 E. Lincoln Avenue and on a part
of lot 9 of North Lemay Subdivision. Access to the storage
building is proposed from Lincoln, not from Logan Court. The
applicant would like to replat lot 9 and incorporate the unplatted
property of the existing VanWorks building at 900 E. Lincoln
Avenue.
COMMENTS:
1. The property is located in the IL, Limited Industrial, Zoning
District, which allows storage buildings as a "use by right"
in the zone, subject to approval of an IL Site Plan Review by
the Planning Department (see attached information sheet).
2. The minimum lot area in the I-L District shall be the
equivalent of two times the total floor area of the building,
but in no event shall such area (the lot) be less than 20,000
sq. ft.
3. The minimum lot width in the I-L District shall be one hundred
feet. The minimum yard width (setback) shall be 30' from any
adjoining street or zoning district line.
4. Please review the attached information on the IL, Limited
Industrial District.
5. Light and Power .development fees will apply for the new
building. Light and Power can give you an estimate of charges
once you have submitted your site plan for review. You will
need to fill out a C-1 form if you intend to have a new
service to the building rather than sub -feed from the existing
building.
6. If you need water and sewer service for the building, there is
a 6" water line on the east property line of Lot 9 which you
can tap into. The plat would need to incorporate the line and
an easement for it. There are sewer lines on the west and
south property lines. You can tap into these at existing
