Avenue and along the perimeter of the site, including pedestrian connections and
sidewalks. The parking lot and any drives must meet the "Parking Lot guidelines" for
landscaping. Landscaping of the site must meet the design guidelines of the IL Site Plan
Review, which includes the All Development Point Chart of the Land Development
Guidance System.
9. Refer to water/waste water comments on the plat, the grading/drainage plan, and the
landscape plan.
10. Parking should be delineated on the site plan. What is the parking demand for this land
use? How many employees do you have working at this site?
11. Please include the building square footage within the building envelopes, on the site plan.
12. Show the driveways on the site plan. Show curb cuts to Lincoln Avenue.
13. Include a "Planning Objectives" statement on the site plan. This should include
information about the business, such as hours of operation, number of employees, ,type
of business or exactly what you are proposing to do with the new building, as well as
what you use the existing building for. The site plan should explain the IL Site Plan
request.
14. Depending on how long it takes to submit the revisions and drainage information, we
should be able to schedule a public hearing for June 8th or June loth. Please be aware
that the hearing can not be held until the site/landscape plan and plat are in order. The
plat will not be filed at the Clerk's office until the utility plans and drainage plans have
been approved by the City.
Please submit revisions as soon as possible if you wish to stay on the above mentioned schedule.

Dear Dick,
Staff has reviewed your submittal of the Vanworks IL Site Plan, Preliminary and Final,
including the subdivision plat, and have the following comments:
1. No drainage report was submitted. A sheet labeled "Grading and Drainage Plan" was
submitted without a report. This plan does not have sufficient drainage information.
Stormwater considers this to be an incomplete submittal. A building permit will be held
until review and approval of the drainage report is complete. Please contact Glen
Schlueter at 221-6589 to discuss the drainage report.
2. The drainage report and plans must include your proposal for Erosion Control, including
any security deposit, as required by Stormwater.
3. You should provide a minimum of 1 paved, or other hard surface parking space for
disabled persons. Will the public be accessing either the existing or proposed buildings?
At both proposed and existing buildings, there should be a no -step accessible route from
parking into the buildings. A hard surface accessible route should connect the buildings
and should be provided from Lincoln Avenue to the main building. Please discuss these
ADA requests with Sharon Getz at 221-6760.
4. Both control corners need to be described on the plat.
5. Outer boundary monuments need to be described.

7. If the owner desires natural gas service for the proposed new building, a new gas service
and gas meter will have to be installed to this building.
