Dear Glen:
This is the cost estimate for erosion control for Vanworks Minor
Subdivision:
There are no erosion control methods required.
Reseeding for 11,200 S.F. @ $0.0298/S.F, _ $334
The City of Fort Collins requirement of 150% of cost
would make the total collateral $501.00. If the
minimum is $1000.00 for this project, the minimum
will govern.
If you have any questions regarding the estimated costs, please call.
Sincerely,
' `,P •GISTS' : `tF''.

Vanworks Minor Subdivision
Page 2
The finished floor of the new building is proposed to be at 4945.00 which
has a freeboard of 0.50 feet: If a variance for this amount of freeboard is
necessary, we will request one.
Erosion Control:
The site is in a High Rainfall Erodibility Zone and in a Moderate Wind
Erodibility Zone. The present ground cover is gravel with some native
grass/weed ground cover around the edges. The construction of the new building
will begin by constructing the pad, which will be approximately two (2) feet
higher than the existing ground, by importing fill material which will probably
be pit run. Then the foundation will be excavated and poured. These two tasks
will roughen the soil to prevent wind erosion. This will be the only
disturbance of the existing gravel and/or grass/weed ground cover. The site
drains southerly across the existing gravel parking lot at a very low velocity
so there will not be erosion from the storm water discharge. The required
rainfall performance standard is 72.8%, and the existing site provides a
performance standard of 92.8%.
The grading plan and the runoff calculations are included as a part of
this report. If you have any questions concerning this project, please call.
Sincerely,

Mr. Glen Schlueter
Storm Water Utility
City of Fort Collins
P.O. Box 580
Fort Collins, Colorado 80522
Dear Glen:
This is the drainage report for the Vanworks Minor Subdivision at 900
East Lincoln Avenue, Fort Collins, Colorado. It is further described as a
part of the Northwest a of Section 12, Township 7 North, Range 69 West of the
6th P.M. It is located in the Cache la Poudre River Drainage Basin. It is
bounded on the south by Lincoln Avenue, on the west by industrial uses in the
Patrick Subdivision, on the north by the undeveloped North Lemay Subdivision
and on the east by existing self —storage units. The site slopes from north
to south at approximately 0.3% grade. There is an existing large drainage
swale on the north side of Lincoln Avenue in the public right—of—way. It drains
easterly at a very flat slope.
Vanworks has their conversion manufacturing business at this site in an
existing building. They have a separate sales building at a different site.
They would like to construct a new warehouse building onsite but detached from
the existing building. In order to construct the new building, a Minor
Subdivision Plat was prepared that adds a part of Lot 9, North Lemay
Subdivision, to the existing site and also creates a modified Lot 10, North
Lemay Subdivision, which becomes Lot 10—A, Vanworks Minor Subdivision. Lot
10—A is not being developed at this time and is not included in this report.
All of their existing site, except for their building, ls gravel surfaced
parking for employees, driveways and outdoor storage of vehicles waiting to
be converted.
The site is in the 100—year flood plain of the Cache la Poudre River.
It is in Zone A-4 and shown on FIRM Map.080102 0002 B. The site is in the
100—year flood plain and is so flat that runoff is very slow. It is proposed
to not hard surface any parking area. Therefore, the only new impervious area
which will be created is the proposed 7200 square foot building. For these
reasons, we are requesting that no onsite detention be required. The owner
would agree to retain the runoff from -the proposed building or at least not
change the existing sheet flow at a low rate to.the existing Lincoln Avenue
drain swale.
