Co. P.U.D. The nearest existing sanitary sewer is approximately 4000 feet
Southeast of the site.
The existing Country General Store has an existing septic system.- The
proposed A.B.C. Storage business will have one restroom in the proposed office
and will use a proposed septic system: The proposed Ron's'Equipment Co, will
also have one restroom in the proposed office and will use a proposed septic
system. This method of sewage disposal will not result in any public expense.
This waiver is consistent with both Larimer County and City of Fort Collins
policies and is not an exceptional circumstance compared to a large part of
the property inside the Urban Growth Area.
The owners will have percolation tests made and onsite disposal systems
designed that will not cause undesirable sanitary conditions. As stated above,
both proposed businesses will have very light sanitary disposal requirements.

tracts of 2.62, 4.32, and 5.13 acres for a commercial
Planned Unit Development for mini -warehousing, equipment
