1996 (prior to the adoption of the CityPlan Land Use Code) and is
therefore subject to the City Code as it existed on said date.
B. The proposed Plat qualifies as a Minor Subdivision as defined in Section
29-644(a) of the City Code.
C. The proposed Plat meets all requirements of Section 29-644 of the City
Code.
D. The proposed Plat has frontage on public right-of-way (Buckingham
Street).
E. The proposed Plat is not detrimental to the public health, safety, or
welfare.
F. The proposed Plat does not involve factors which should be reviewed by
the Planning and Zoning Board.
G. The proposed land use (vehicle paint shop/warehouse) is a permitted use
in the I-L, Limited Industrial Zoning District as defined in Section 29-367 of
the City Code.
H. The proposed I-L Site Plan conforms is in conformance with the I-L
District Performance Standards as stated in Section 29-368 of the City
Code.
The proposed I-L Site Plan is in conformance with the I-L District Bulk and
Area Requirements as stated in Section 29-369 of the City Code.
J. The proposed I-L Site Plan is in conformance with the I-L District
Landscape Requirements as stated in Section 29-371 of the City Code.
K. The proposed I-L Site Plan, Landscape Plan, and Building Elevations are
in conformance with the I-L District requirements as stated in Section 29-
372 of the City Code.

ADMINISTRATIVE REVIEW HEARING
VANWORKS SECOND FILING MINOR SUBDIVISION AND I-L SITE PLAN
PLANNING DEPARTMENT PROJECT #28-93B
WHEREAS, the applicant, Vanworks Inc., has duly followed the City procedures for a
Minor Subdivision as outlined in Section 29-644 and for an I-L, Limited Industrial District
Site Plan as outlined in Section 29-372 of the City Code and has submitted an
application for a Minor Subdivision Plat and I-L Site Plan for the following described
property, to wit:
Being a Replat of Lot 10-A, Vanworks Minor Subdivision and of Lots 11, 20, 21,
and 22 and a portion of Logan Court of the Replat of North Lemay Subdivision,
Second Filing, City of Fort Collins, County of Larimer, State of Colorado; and
WHEREAS, the City Planning Department processed the application request in
accordance with Section 29-644 and 29-372 including publication of legal notification in
the local newspaper with daily, general circulation and giving written notice to the
owners of record of all real property within five -hundred (500) feet of the property lines
of the parcels of land for which the Minor Subdivision Plat and I-L Site Plan was
submitted; and
WHEREAS, the Director of Planning, or his duly authorized representative, held a
public hearing on Thursday, May 1, 1997, at 2:00 p.m., in the Current Planning
Department, 281 N. College Avenue, Fort Collins, Colorado for the purpose of
reviewing the Minor Subdivision and I-L Site Plan application and for the purpose of
establishing a vested right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF
PLANNING OF THE CITY OF FORT COLLINS THAT:
The Minor Subdivision Plat and I-L Site Plan, known as the VANWORKS SECOND
FILING MINOR SUBDIVISION AND I-L SITE PLAN, is approved with the following
condition:
1. The Director of Planning approves this Minor Subdivision and I-L Site Plan
upon the condition that the development agreement and utility plans be
negotiated between the developer and City staff and executed by the
developer.
As grounds, therefore, the following facts are found to be true:
