All roof top and ground mounted mechanical equipment shall be fully screened
from the public view.
All trash dumpsters will be enclosed and gated. Materials of the enclosure shall
be compatible with the proposed building.
The bike rack shall be permanently anchored and shall not interfere with
pedestrian access.
14. Please provide an elevation of the trash enclosure on the Building Elevation sheet.

Vanworks Plan Revision Comments:
1. The parking, loading, and fire access lane must be asphalt now, not in the future as
labeled.
2. Please check the spelling of numerous words in the General Notes on the Landscape Plan.
3. Please provide a water usage table on the Landscape Plan (low, moderate and high water
usage areas).
4. The sidewalk along Buckingham is labeled as 4 feet wide and future. This sidewalk must
be constructed now.
5. Please add a note to the Site Plan that the building exceeds 5,000 square feet and will be
either equipped with an automated fire suppression system or compartmentalized in fire
contained sections of less than 5,000 square feet.
6. Please refer to the attached Building Elevation sheet for suggested revisions (canopy over
entrance, show building height, etc.).
7. Lot 1 has no frontage to a public street. An easy solution would be to make the easement
which is currently proposed on Lot 2 a part of Lot 1. The easement would remain but
would now be a part of Lot 1. Please revise the Plat, Site Plan and Landscape Plan
accordingly.
8. Attached is a "redlined" landscape plan. Please revise as noted. Basically we are trying
to break up the mass of the proposed building from Buckingham Street. Staff suggests
eliminating the foundation shrubs and providing five cottonwoods as noted. In addition,
shrubs are needed in the parking lot islands, trees are needed along the entrance drive,
trees along east side of emergency access lane (Lot 1), and trees are needed on the south
side of building).
9. The land use break down on the Site Plan should include the gross and net acres of the
site. Are they the same or is right-of-way being dedicated along Buckingham?
10. Please add a bike rack to the Site Plan near the main building entrance.
11. An access easement is needed across the existing Lot 1 for the fire access lane.

12. Please delete the utility signature blocks on the Site Plan and Building Elevation sheets.
