I/f� Status. a rN' nrN4.t rs/ m.rNr Lw// VICINITY MAP a , Linder Real Estate TO: Neighborhood Residents We are sending this letter to everyone who attended the April 27th neighborhood meeting or who owns property adjacent to our proposed Lindimer Subdivision to update you on our project. Since that meeting, we have had many meetings with staff people from various City departments, as well as several with the Horsetooth Stable owners and Ted Shepard, our project planner. On the rear of this letter is a site plan of the subdivision we are proposing. In response to several neighbor's and the stable owner's concerns, we have modified our site plan to eliminate the short "eyebrow" cul-de-sac from the west side of Birmingham Drive. This will provide greater physical separation for the Rossborough residents along Pembroke Street, as well as for the stable. This also reduces the number of homes, whose rear yards under our previous plan faced the arena, from four to two. This places our largest and deepest lots against Rossborough and the stable. We have also reduced the width of the remaining cul-de-sac entrance to provide safer traffic turning movements, and limited the driveway accesses to the two corner lots to be off of the cul-de-sac. In response to the stable owner's desires for a buffer for their livestock use, we have agreed to build a solid six foot high wood fence barrier across our entire southern property line before the commencement of any site work or construction. We also have agreed to provide a landscape buffer of trees on our side on forty foot centers. The fence and trees will be set back several feet into our property (as is their fence on theirs) to keep the animals from damaging it. We have agreed to put language in our covenants advising new owners of the adjacent livestock use and arena lights, as well as provide a "new property owner disclosure" closing document to make new owners doubly aware of the existence and property rights of the Horsetooth Stables. The City has agreed to accept dedication and the future maintenance responsibilities of the tract containing the canal.,,This tract is being dedicated for "pedestrian, bicycle, equestrian, and ditch maintenance uses" and perhaps someday will be developed by the City as part of their trail system. We have hired a person to mow the property and will place signage at the entrance of the property directing our construction traffic to drive slowly and carefully through the Rossborough neighborhood. We will try to minimize the construction impacts, trash, and noise. We go before the Planning and Zoning Board for preliminary approval on Monday, June 28th, at 6:30 p.m. You are welcome to attend.
