The conservation easement on lot 18 has been removed. In addition, a note on the site plan has been added to restrict fence colors to being natural. 17. Since this project was submitted, the stoplight at the intersection of Taft Hill and 38E has been installed. In addition, the County has installed various traffic signs to discourage traffic through the Springfield Subdivision. 18. The trailhead parking lot was never a part of this proposal, we were showing the lot as a courtesy to Parks and Recreation. To avoid any confusion on the part of the Planning and Zoning Board, all references to the lot have been removed from these plans. 19. There is no potential for a connection to Westridge Estates as that neighborhood has been platted and built. It is of our opinion that there is no need to connect to the single family outparcel at the end of Red Fox Court. This parcel is small enough that it can be easily serviced by a single access off 38E. In addition, an extension of Red Fox Court would impact the proposed City trail. 20. We still prefer that Luther Lane be constructed without curb and gutter where there are no homes. This helps to promote neighborhood compatibility as the streets in Taft Canyon do not have curb and gutter. It is also our opinion that deleting the curb and gutter would downplay the importance of this street as it is being built primarily as a second point of access. Since the exact location of the trail, or when it will be built, is not known at this time, a walk connection from Luther Lane to the trail seems to be premature and potentially dangerous, it is not a part of this proposal. Color renderings, 8'/: x 11 reductions, and ten sets of prints will be provided by March 21 so that we may be placed on the March 28 Planning and Zoning agenda. Clarification of our responses to specific comments includes: 2,5. All required easements and any needed off site easements will be recorded on the final plat. 6. The front lot utility easements are now shown as 9' on the cluster plan and will be reflected on the Final Plat. 7. Wildflower Ridge has received preliminary approval from Larimer County. As requested, this proposed development is shown on the plans. 9. Kit Fox Road, as part of Fox Hills 1 st Filing, had already received final approval in the County prior to this submittal. Kit Fox Court is simply an extension of this street. 10. It is anticipated that a majority of the homes will have three car garages with associated enlarged driveway aprons. This will increase the amount of off- street parking that is available. 11. This proposal adheres to the required standard setbacks, with increases as necessary to protect the natural features of the site. 12. As requested, the entry sign and associated landscape have been placed in a separate tract to be maintained by the HOA, and will not be dedicated to the City. 13. We have revised the landscape plans per City Forester comments. 14. We have revised the language concerning the trail as requested. 15. Per the Parks and Recreation suggestion, the narrow areas between the lots have been placed in separate tracts to be maintained by the HOA. These areas cannot be placed in the lots as they are needed for utility and drainage
