The site historically drains east onto Taft Canyon, Third Filing, and
then southeasterly through what is now Tract "D" of the Replat of Taft Canyon
which is the upper reach of the Burns Tributary of Fossil Creek. The developed
runoff will continue the same pattern by draining to Wessex Drive which is
the stub street west from Idledale Drive. There is an existing 24—inch diameter
storm drain under Idledale Drive and an existing drainage swale between two
lots leading to Tract "D".
Taft Canyon was developed in Larimer County. If their drainage plan
assumed only the historic discharge from offsite (Fox Hills P:U.D.) was entering
Taft Canyon, detention could be provided on the Fox Hills P.U.D. open space.
Erosion control will be an important part of the development of this
project due to the steepness of the slopes between the clusters and the open
space. The ravines have some existing erosion that will be reseeded after
they are stabilized using geo—fabric. The cut and fill slopes that will be
required for the construction of the second access drive will require
stabilization with fabric and also reseeding. The Swale and berm along the
east property line will trap any silt that may result during construction and
keep it from entering Taft Canyon P.U.D.
The runoff calculations and drainage plan are enclosed as a part of this
preliminary. report. Please call if you have any questions during your review.

Dear Glen:
The following is the preliminary storm drainage report for Fox Hills
P.U.D., Second Filing. The site contains 33.17 acres and is located in the
Fossil Creek Drainage Basin. The P.U.D. is situate in the East z of the
Southwest a of Section 33, Township 7 North, Range 69 West of the 6th P.M.,
Larimer County, Colorado
The P.U.D. is bounded on the north by County Road 38—E, on the east by
Taft Canyon Third Filing, on the south by Westridge Estates, and on the west
by Fox Hills P.U.D., which is a Larimer County planned unit development, and
by the partially constructed Red Fox Road.
The Fox Hills P.U.D., .Second Filing, has 33 proposed single—family detached
lots clustered around four cul—de—sacs on the relatively flat plateau
overlooking Taft Canyon P.U.D. The lots vary in size from approximately 8,000
square feet to 17,000 square feet. The lots and streets contain approximately
11.1 acres, and the balance of 22.1 acres will be common open space. Most
of the open space is fairly steep and has native ground cover and bushes.
The site slopes from west to east with the west 150 feet to 300 feet,
which contains the proposed clustered lots, having slopes that vary between
5% and 7%. The open space slopes vary between 5% and 25%.
The steep slopes and the ravines will not be disturbed except during the
construction of the second point of access road and the proposed sanitary sewer
outfall line. Those areas that will be disturbed will be stabilized and
reseeded.
The site drains to the Burns Tributary of the Fossil Creek Drainage Basin.
According to the Master Drainageway Planning Study prepared by Simons, Li and
Associates, Inc. and dated August 1982, no onsite storm water detention is
required in this upper reach of the basin.
