Dear David and Katherine Payne,
City Staff has reviewed your submittal for Payne Minor Subdivision
for 2 lots and offers the following written comments:
As per the conceptual review comments of February 10, 1992, a
utility plan will be required before a public hearing can be
scheduled. The utility plan should include all information about
public improvements, utility services, drainage and grading
information, erosion control plans, and a site plan. This can all
be on one sheet. If you have questions about what is required,
please contact Kerrie Ashbeck at 221-6750. The utility plan needs
to be provided by a licensed engineer in the State of Colorado. If
you or your engineer would like to see examples, please contact the
Planning Department.
I spoke today with Glen Schlueter and he will require a basic
grading and drainage plan based on the proposed development for a
new house. If you have questions about what will be required,
please contact Glen at 221-6589. The site plan should show the
location of existing structures, driveway cuts, the fire 'turn
around, location of the fire hydrant, etc.
