Please submit a revised plat for staff review prior to the public hearing (3 copies are sufficient). If you have not submitted the affected property owners (APO) list and mailing labels, please do so as soon as possible so we can notify the neighbors of the public hearing. I will tentatively set up the public hearing for Tuesday, June 8, 1993 at 1:30 pm in the Planning Department Conference Room. Please bring the signed mylar to the hearing. All signatures should be in permanent black ink and the mylar should be of good quality. It would be preferable to have the access road on the west side, to be further from the Impala Road intersection. This is probably not possible, given the existing houses. 2. The driveway serving lot 2 must be a minimum of 15' wide and be provided with a fire access approved turn around or circular driveway with a minimum inside radius of 20' and minimum outside radius of 401. The driveway surface must be in accordance with the Poudre Fire Authority standards. 3. It appears that with this plat, Gallup Road would not be extended beyond its existing dead end. Would Lot 2 have any access to Gallup Road? 4. A 6' utility easement is needed along the south and west property lines of Lot 2 and along the west property line of Lot 1. An 8' utility easement is required along Mulberry Street. 5. Lot splits for residential uses in the Old Town Drainage Basin are sometimes allowed without a drainage study. However, any proposed improvements or site grading may affect adjacent property so plans are reviewed by the Stormwater Utility before building permits are issued. Please provide a narrative of the intent and discuss proposals for development of these lots, or provide a sketch showing the existing and proposed conditions. 6: After visiting the site, City Stormwater Staff see a potential for liability if Lot 2 is developed since it will increase the existing run-off. The property owner needs to make sure there is an off -site drainage easement to handle the flows, or regrade the site to drain to Mulberry or to some other public outfall. 7.
