06/21/2016: The Storm Drain Plan and Profile Sheet C301 has a cover issue
of less than 3 feet from the top of the Willow Street roadway for a distance of
about 10 feet of the pipe into Willow Street. Alternatives to achieve the 3 foot
minimum cover would need to be explored.

06/22/2016: On the Lighting Plan, the FIN wall pack (quantity 20) appears to be
a contemporary and sleek fixture that is appropriate for most locations along the
southwest elevation (facing Mawson Lumber) and southeast (facing Kiefer
Concrete). But, where three of these fixtures are visible from Linden Street and
Willow Street, the fixtures appear to be mismatched with the character of the
building. Perhaps a wall pack along the streets could be selected that is
complementary to the building style.

PSDNA wall packs. But at the gate to transformers at the rear of the building,
this consistency is interrupted by one FIN wall pack. Why not just continue the
PSDNA's at this location instead of introducing a very different looking fixture?

Fire pits fueled by natural gas are allowed. Wood burning or smoke producing
fire pits are prohibited. Fire pits shall have a 10' separation to combustible
construction and/or vegetation. In particular, the fire pit shown on the West side
of Building 2 is placed against an exterior wall. At time of building plan review,
plans will need to show that this is addressed by a UL rated device for this
application and construction is noncombustible.

06/22/2016: Along the Willow Street side of the front building, the Landscape
Plan indicates a 6' Metal Fence" but the Architectural Elevations, Sheet 7,
indicates a wire mesh screen that is approximately 16 feet high. Please
resolve. Also, please indicate the color of this metal screen fence/wall. Staff
expects that given the quality of the two buildings and the character that is being
established along Willow Street, this fence/wall will be a wire mesh and not
chain link and be black or vinyl -clad with black coating. This fence/wall should
not be galvanized.

06/21/2016: The diagonal parking/striping shown on Willow Street in the
ultimate condition (cross section sheets and signing and striping sheet) should
be indicated as being for reference only and for illustrative purposes. Final
design for Willow Street might provide a different configuration of the striping
along Willow Street, including the diagonal parking (striping alternatives are
currently being looked at for the portion of Willow Street west of Linden Street.)

Willow Street are satisfactory provided that all parties agree that the local street
portion of pavement and subgrade along the frontage of Lots 1 & 2 will be
provided. A "temporary" subgrade design along Willow Street for the road
widening and curb & gutter/sidewalk, will be considered by our Director as part
of a proposed pavement design report.

06/21/2016: The pre -hearing drawings were known as Lot 1, River District
Block Eight Mixed Use. Since the hearing, it appears that Lot 1 is now
subdivided into two lots (Lot 1 and Lot 2), with the development plan comprising
of Lots 1 and 2, with the plat also platting Lot 3. The drawings should be titled
Lots 1 and 2, River District Block Eight Mixed Use, to reflect the fact that the
associated final approval and vesting is for Lots 1 and 2 only, not Lot 3. Are
there any implications in general on the development plan now being for two
lots, which was previously only one lot?

06/24/2016: On April 27, 2016, the Landmark Preservation Commission voted
to recommend approval for this project based on findings that included a water
tower that is compatible with the overall proportions of the associated distillery
buildings. The current elevations for the FDP indicate a proportional change
between the water tower and the buildings. Staff is looking at the implications
and rationale for this change. Because this issue may constitute a major change
to the plans that the LPC approved, it may require a return to the LPC if it can't
be resolved at the staff level. Please contact us asap to discuss.
