HomeMy WebLinkAboutNCR PARKING LOT EXPANSION IP SITE PLAN REVIEW - 35 93 - DECISION - HEARING OFFICER DECISIONI-P SITE PLAN REVIEW ADMINISTRATIVE RULING NCR PARKING LOT EXPANSION PLANNING DEPARTMENT PROJECT #35-93 WHEREAS, the applicant, Mike Jones, has duly followed the City procedure for the I-P (Planned Industrial) Site Plan Review as outlined in Section 29-419 and Section 29-513 of the City Code and has submitted this application for an I-P Site plan for the. following described property, to wit: A portion of Lots 2 and 3 of Collindale Industrial Park Subdivision, being a portion of the Southeast Quarter of Section 30, Township 7 North, Range 68 West of the Sixth Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado. WHEREAS, the City Planning Department staff processed the application request in accordance with Section 29-513 including the notification of property owners within 500 feet of the said subdivision and publication of a legal notification in a daily newspaper of general circulation; and WHEREAS, the Director of Planning held a public hearing on Tuesday, July 13, 1993, at 1:30 P.M. in the Planning Department Conference Room at 281 North College Avenue for the purpose of reviewing the I-P Site Plan application. NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR OF PLANNING OF THE CITY OF FORT COLLINS THAT: The I-P Site Plan Review, known as NCR Parking Lot Expansion, be hereby approved, and as grounds, therefore, the Planning Director does find the following facts to be true: A. The proposed use is a permitted use in the Planned Industrial Zone District. B. The proposed use conforms to the performance standards as outlined in Section 29-406 of the City Code. As a condition of approval, Utility Plans and Development Agreement must be approved, signed, and filed by the Engineering Department prior to filing of the site and landscape plans and prior to issuance of a building permit.
