want to contact Vic Meline at 226-2323, who is working on the
drainage plans for other projects in the area.
9. A standard development agreement between the City and the
owners/developers will be required. Please contact Mike
Herzig or Kerrie Ashbeck (221-6750) for details.
10. Please provide a cut -sheet for the proposed parking lot
lighting. Planning Staff recommends low level wattage, high
pressure sodium fixtures on 20-25' poles. With a residential
area to the west it is important to provide a level of
lighting that works for a parking lot, for security, etc. and
yet, limits glare and light spill off -site.
11. Please provide a letter at the time of submittal to address
reasons for the increased parking need, information about
numbers of employees, hours of operation (shifts), and general
information about impacts on the surrounding streets from
additional parking and traffic.

LAND USE DATA: This is a proposal for a parking lot expansion for
NCR, an existing industrial use, located north of Horsetooth Road
and East of Timberline Road. The site is currently undeveloped and
is approximately 3 acres in size.
COMMENTS:
1. The property is located in the IP, Planned Industrial, Zoning
District. Parking lots. are allowable uses in this zone,
subject to an administrative review of an IP Site Plan. The
parking lot development must meet setback and landscaping
requirements. At a minimum, a 5' landscaped buffer is
required along lot lines. A minimum of 6% of the interior
parking lot area must be in landscaping.
2. If you are not making changes to your water or sewer services,
then the City Water Utility does not have comments at this
time.
3. Development Fees are normally required.for Light and Power for
electric utilities. Please contact Light and Power at 221-
6700 for an estimate of the charges.
4. You will have to apply for a building permit for the parking
lot lighting system, which will be inspected by the City
Building Department.
5. The property is in the 'i drainage basin and Stormwater fees
are $5501.00 per acre, subject to both on -site detention and
the coefficient .of imperviousness (which in the case of a
parking lot is nearly 100%).
6. It is unlikely that you will be allowed to upsize the diameter
of the stormwater pipe existing in Timberline. If you are
increasing flow through the pipe, please coordinate your plans
with the High School plans.
7. A standard stormwater submittal is required, including grading
and drainage plans, drainage report, and an erosion control
plan.
