S. Water and sewer mains are available in Orchard Place. If the
units are contained within one building, you can run one
service into the building and use a master meter.
9. The property is located in the Canal Importation Basin.
Stormwater development fees are $6181.00 per acre, subject to
the coefficient of run-off. These fees are payable at the
time of building permit issuance.
10. A standard submittal should include a drainage and grading
plan, storm drainage report, and an erosion control plan.
11. On -site detention will be required. You will have to tie into
the existing storm sewer. Your engineer could look into
capacity in the R.O.W. for outfall as well.
12. You will be required to submit a set of utility plans. Public
improvements, such as sidewalk, curb, gutter, curb cuts, etc.
should be shown on the plans and should be to city standards.
The developer will be required to enter into a development
agreement with the City for public improvements and storm
water facilities.
13. Street oversizing fees are $584.00 per unit and are payable at
the time of building permit issuance.
14. There may be a repay agreement due for improvements already
constructed on Orchard Place. Please contact Matt Baker at
221- 6605.
15. Planning submittal should include a site plan, landscape plan,
architectural elevations, point charts, and written planning
objectives. Please see attached information from the LDGS for
detailed submittal requirements.
16. Staff will be concerned about adequate buffers, both
landscaped and fenced,•between the proposal and surrounding
existing land uses. The front buffer area between parking and
the street should be bermed and planted.

MEETING DATE: May 3, 1993
ITEM: 8 multi -family units on a 19,000 square feet
undeveloped, unplatted parcel of land located on
the north side of Orchard Place, west of Taft Hill
Road.

LAND USE DATA: This is a proposal for 8 multi -family units on
19,000 square feet. Seventeen parking spaces are proposed.
Proposed are 6 two bedroom, one three bedroom, and one two bedroom
handicapped accessible unit. The units would be two story
townhouse type units.
COMMENTS:
1. Normal Light and Power development charges apply. Please
coordinate with Light and Power for a transformer location.
2. A subdivision plat will be required as part of the Planned
Unit Development (PUD) submittal. Easements for existing and
proposed utilities,will have to be dedicated.
3. The property is zoned RMP, Medium Density Planned Residential,.
and a PUD will be required for the proposed use.
4. Parkland fees of $625.00 per unit are due at the time of
building permit issuance.
5. The Fire Authority requires a minimum aisle width of 20' and
turning radii of 20' inside and 40' outside.
6. The units must be within 400' of a fire hydrant. Please show,
on the site plan, the location of existing or proposed fire
hydrants.
7. Transportation requires that a traffic analysis study be
submitted with the PUD.application. The study does not have
to be a full impact analysis, but should primarily focus on
trip generation, and impacts on local streets. The study can
be a short memo/letter format. For more information, please
