At the time of submittal for the I-P Site Plan Review, the existing landscaping on Harmony`Road should be —indicated. These materials will be evaluated by the criteria of the Harmony Corridor Plan. It may be that additional plant material (Burr Oak) will be recommended to be added to the streetscape. 6. Since there will be storm flows into the Golden Meadows pond and wetland area, the Drainage Report should address the water quality issue. It may be that the "best management practice" will be required to mitigate the water quality issue as a tributary to the pond/wetland. The volume of the pond should not be an issue as the size was adequately designed to handle Golden Meadows Business Park at full build -out. 7. The Poudre Fire Authority will require that the fire sprinkler system be continued into the addition., Please check with the Fire Marshal regarding a fire containment area for the storage of oxygen. The Fire Marshal will make a determination on whether to file a Hazardous Material Impact Analysis. For further information, please contact Warren Jones, 221-6570. 8. The Engineering Department will require that the sidewalk be constructed along Harmony, designed according to specifications of the Harmony Corridor Plan. This sidewalk must be 8 feet wide and detached from the curb/flowline of Harmony Road. The City's Street Oversizing Fee will reimburse the applicant for 4 feet of the total 8 foot width. The sidewalk may meander with a 95 foot centerline radius for bicycle purposes. The sidewalk should tie into the west at a point where the grade'makes it practical for the adjacent developer to continue the walk in a logical fashion. The sidewalk should not tie into a detention area or swale with steep grades. 9. The Street Oversizing Fee for warehouse use is $10,504 per acre, pro -rated based on the size of the new construction. The application for I-P Site Plan Review should be accompanied, at the time of submittal, by a combined Drainage, Grading, and Utility Plan. A Development Agreement will be needed to addressthe reimbursement of 4 feet of sidewalk width. T T 0 CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: May 24, 1993 ITEM: W.W. Grainger, 4531 Innovation Drive, Golden Meadows Business Park, I-P Site Plan Review APPLICANT: W.W. Grainger c/o Ric Hattman, Gefroh-Hattman, Inc. 145 West Swallow Road, Fort Collins, CO. 80525 LAND USE DATA: Request for I-P Site Plan Review for a building (warehouse) expansion of 9,120 square feet (6a' x 1521), on the west side of the existing building, located at the southwest corner of Innovation Drive and Monte Carlo Drive. COMMENTS: 1. With no anticipated change in the electrical load, there should be no need to upgrade the electrical service to the building. kl 2. With no anticipated change in the water or sewer needs, there should be no need to upgrade existing water and sewer services to the building. 3. A Drainage Report, with a Drainage and Grading Plan, will be required. Please research the existing Golden Meadows Business Park Drainage Report and use as a reference. This Report may be inconsistent with the Fox Meadows Drainage Basin Master Plan and inconsistent with facilities that may have been built in the field. These potential discrepancies should be verified at the time the required documents are submitted to the Stormwater Utility. 4. The site is divided into two sub basins.. Flows that go north may not need to be detained. Flows that go south must be detained. The Storm Drainage Fee in the Fox Meadows Drainage Basin is $4,891 per acre, pro -rated on the amount of new construction. (Some research may be needed to determine what fees, if any, were paid at the time of original construction.) The fee is also subject to modification based on the runoff coefficient, the amount of impervious surface, and the amount of onsite detention.
