Building elevations of the proposed addition (three copies)

This site is located within the Harmony Corridor and the
Harmony Corridor Design Guidelines are applicable for the review of
the proposed building addition. Pages 10-19 of the guidelines have
specific relevance to the proposed addition and need to be
addressed by the proposed landscape plan. In particular, oak trees
along the Harmony Road frontage should be planted in groves of 10-
20 trees (and can be mixed with other deciduous trees from the
plant list), rather than the formalistic spacing proposed on the
landscape plan. The existing evergreens should be used in a
-grouping of 5-15 trees, .to accent the oak groves. Shrubbery
massing of 5-25 shrubs per group "are recommended.
Foundation plantings for the west and south side of the
Proposed addition need to be provided.
A hearing before the Director of Planning is required to complete
the IP Site Plan Review process. I will schedule this hearing once
we have received and reviewed the revised site/landscape/utility
plan (3 copies), building elevations (3 copies), as well as any
necessary storm drainage report/plan revisions. After the hearing
and Director of Planning's decision, there is a 14-day appeal
period which must expire prior to filing plans and a building
permit being issued. If you have any questions, please do not

City staff has reviewed the W. W. Grainger, Inc. IL Site Plan and
has the following comments to make on this item:
�]� Any relocation of existing telephone facilities required by
these plans will be paid for by the developer.
The existing fire sprinkler system must be extended to cover
the new addition.
A hazardous materials impact analysis may be required if
hazardous materials and flammable liquids quantities exceed given
amounts (see attached).
7 4. A utility plan must be submitted and may be combined with the
site plan, as long as all information is still legible. The
utility plan needs to show an 8' detached, meandering sidewalk
along Harmony, of which 4' can be reimbursed by the City and
addressed in the development agreement. This sidewalk should
meander with a 95' centerline radius, to provide for bicycle use
and should tie into the west at a point where the grade makes it
practical for the adjacent developer to continue the walk in a
logical fashion. The sidewalk should not tie into a detention area
or swale with steep grades. The attached information is needed for
the development agreement.
'7 5. Since the storm drainage report was submitted June 30, no
comments have been received as yet from the Stormwater Utility. We
will provide these comments as soon as the drainage report and plan
review are finished.
