02/08/2017: PARAPET HEIGHT
Please confirm parapet heights. Parapet heights appear to be between 5.5'
and 7' in height. This would prevent firefighters from accessing the roof and
negate aerial apparatus access requirements and leave the building in
non-compliance.

02/08/2017: The north -south walkway along the west property line needs to be
extended south to a ramp on Timberwood Drive that would then enable a
mid -block crossing. This will require an alignment that goes around the existing,
recently -installed electrical vault. In order to avoid angles that are not conducive
to walking or biking, the path needs to be designed with soft curves or long
sweeps. This means that the alignment must be adjusted at a point beginning
further north than the present alignment. Staff has no preference as to which
side of the electrical vault to place the walkway.

-A C-1 form was submitted along with this FDP; however it is incomplete. It is
lacking secondary electrical detail (see column 1) and also no metering or
electric motor information was filled out (see column 2.) A one -line diagram will
also be required when sending the amended C-1 form.
Please provide a one line diagram and a C-1 form to Light and Power

02/07/2017: Good start on Native Seeding Notes. Add the following content:
a. IF CHANGES ARE TO BE MADE TO SEED MIX BASED ON SITE
CONDITIONS APPROVAL MUST BE PROVIDED BY CITY ENVIRONMENTAL
PLANNER. SEED SHALL CONTAIN NAME; LOT NUMBER; NET WEIGHT;
AND PERCENTAGES OF PURITY, GERMINATION, HARD SEED, AND
MAXIMUM WEED SEED CONTENT CLEARLY MARKED.
b. PRIOR TO SEEDING SOIL WILL BE AERATED AND SOIL AMENDMENTS
ADDED AS NECESSARY. APPROPRIATE NATIVE SEEDING EQUIPMENT
WILL BE USED TO SEED. STANDARD TURF SEEDING EQUIPMENT
SHALL NOT BE USED.
c. DRILL SEED APPLICATION RECOMMENDED PER SPECIFIED
APPLICATION RATE TO NO MORE THAN 1 INCH DEPTH. FOR
BROADCAST SEEDING INSTEAD OF DRILL SEEDING METHOD - DOUBLE
SPECIFICIED APPLICATION RATE AND HAND RAKE INTO SOIL TO NO
MORE THAN 1 INCH DEPTH.
d. TREAT NATIVE SEED MIX AREA PRIOR TO INSTALLATION OF SEED
WITH APPROPRIATE HERBICIDE TO HELP CONTROL HERBACEOUS
WEED SPECIES. ONLY AFTER APPROPRIATE TIME PERIOD THEN
APPLY NATIVE SEED AS CALLED FOR ON APPROVED PLANS.
e. THE APPROVED SEED MIX AREA IS INTENDED TO BE MAINTAINED IN
A NATURAL -LIKE LANDSCAPE AESTHETIC. IF AND WHEN MOWING
OCCURS IN NATIVE GRASS SEED MIX AREAS DO NOT MOW LOWER
THAN 3 INCHES IN HEIGHT TO AVOID INHIBITING NATIVE PLANT
GROWTH.
f. NATIVE GRASSES SHALL BE CONSIDERED WELL ESTABLISHED
WHEN THE ENTIRE SEEDED AREA CONTAINS NO BARE SPOTS
LARGER THAN ONE SQUARE FOOT, TOTAL COVER OF GRASS, FORB
(MINUS NOXIOUS WEEDS), SHRUB AND TREE SPECIES IS GREATER
THAN OR EQUAL TO 80% WITH NOXIOUS WEEDS 10% OR LESS OF
TOTAL COVER AND/OR THE AREA IS APPROVED AS ESTABLISHED BY

02/08/2017: The civil drawings provide information to show that the future
extension of the pedestrian path that is tied to the C.O. of Lot 7 would not be
able to have a direct mid -block access ramp to the flowline of Timberwood
Drive without being in conflict with an existing electric vault. We'll need to have
the path built in the future with an access ramp, which would require either the
path to be directed to the west fully onto Lot 7, or fully onto this property. If built
onto this property, an additional access easement would be needed, if fully built
onLot 7, we would need a commitment from that lot owner to have the path built
on their property approaching Timberwood Drive with the dedication of
additional access easement. A third alternative would presumably not be cost
effective with relocating the utilities in conflict.
