This request was originally submitted on July 6, 1993 for a combined preliminary & final review. City staff indicated in a letter dated July 22, 1993 that the submittal documentation was not sufficient to go to the Planning and Zoning Board on August 23, 1993 as a final. The proposal was subsequently heard and approved by the Board on August 30, 1993 as a preliminary, only. It is important for you to review the letter of July 22nd because some of the comments are relevant to this final review. 2. Building 'P' appears to exceed the maximum 150' emergency access distance requirement. All areas of the access roads that could be obstructed by parking must be signed "No Parking - Fire Lane" with approved signs and curbs must be painted red. Please contact Warren Jones of the Poudre Fire Authority with questions pertaining to emergency _access. He can be reached at 221-6570. 3. How will the access easement across the New Mercer Canal be treated? The developer should pave a 10' wide path to ,the Bridges Open Space area with a handicapped ramp at the cul-de- sac at the end of Underhill Drive. 4. What does the screened dot pattern.on the Site Plan mean? 5. There is a bearing and distance missing on the east side of the Underhill Drive cul-de-sac on the subdivision plat. 6. The Water/Wastewater Department has made comments on a red - lined utility plan and sent it to your engineer.
