Attached are five sets of prints of the Summerhill PUD Final Site and Landscape Plans,
reflecting revisions made in response to Staff Comments. As indicated in response to the July
22nd Staff Comments regarding the Preliminary PUD:
4. The ditch easement as established in the earlier approved Underhill PUD has not been
changed. We have revised our landscape plan to be sure that no new plantings are
proposed within the ditch easement.
9. The cul-de-sac location on Underhill Drive, provides for public (pedestrian) access to
the Bridges open space area.
Additional information regarding responses to the September 24th Staff Comments
follows:
2. The two westerly units in building 'P' will be provided with automatic fire sprinkler
systems. Notes to this effect have been added to the plan.
3. The existing Underhill Drive right-of-way in conjunction with the proposed access and
drainage easement provides an area for City construction of the needed public trail.
It is our understanding that trails serving the general public are constructed by the City,
not by adjacent developers. The applicant is providing the necessary easement, and
parking spaces that primarily benefit the City open space; but will not be constructing
the trail for the City.
7. In addition to the proposed landscaping shown, there are a number of existing lilacs
located in the area of concern. The proposed landscaping has been prepared in
agreement with the owner of the existing house.
9. As agreed at our meeting in mid -August, the vacation of the southerly portion of the
Underhill Drive right-of-way may be pursued by the City at the City's convenience; or
the City may choose to leave the right-of-way in place.
10. The walkways proposed are identical to those proposed and approved with the
Preliminary PUD.
Color renderings, 8'/2 x 11 reductions, and ten sets of prints will be provided by
October 18th; and - if Engineering and Storm Drainage review is completed, and a draft
development agreement is provided for review by October 12th - final signed documents will
be submitted by October 21 st as requested.
