It is in conformance with the approved Summerhill P.U.D., Final. 2. It meets the applicable All Development Criteria in the L.D.G.S.. 3. It is subdividing the building envelopes into 16 blocks containing 68 individual lots. The blocks correspond directly with the approved building envelopes and the number of lots in each block correspond with the number of dwelling units approved in each envelope. RECOMMENDATION: Staff recommends approval of the Summerhill P.U.D., Replat - #41- 93B. a Summerhill PUD - Replat, #41-93B September 26, 1994 P & Z Meeting Page 2 COMMENTS: 1. Background• The surrounding zoning and land uses are as follows: N: RL, existing single family residential (Fairview West) S: RP, existing City -owned natural areas E: RP, existing single family and multi -family residential (one single family residence and The Bridges P.U.D.) W: RL, existing single family and multi -family residential (Sonoran View Estates, Underhill Phase I) The Summerhill P.U.D., Final was approved by the Planning and Zoning Board on November 15, 1993 for 68 multi -family dwelling units on 6.65 acres. 2. Land Use• This is a request for approval of a replat of Summerhill-P.U.D. for 68 residential lots on 6.65 acres located south of West Prospect Road at Underhill Drive and Westbridge Drive. It is in conformance with the approved Summerhill P.U.D., Final and meets the applicable All Development Criteria of the Land Development Guidance System. The original plat of the Summerhill P.U.D., Final was for two lots and the Site Plan identified 16 building envelopes, A - P, containing 68 multi -family dwelling units. The replat is subdividing the building envelopes into 16 blocks containing 68 individual lots. The blocks correspond directly with the approved building envelopes and the number of lots in each block correspond with the number of dwelling units approved in each envelope. Blocks A - H and J - O each contain four lots and four dwelling units. Blocks I and P each contain six lots and six dwelling units. 3. Transportation_: The development will be accessed from West Prospect Road by Westbridge Drive on the east side and Underhill Drive on the west side, both being local public streets. The interior streets will be privately owned and maintained by the Summerhill Homeowner's Association.
