Section 504 of the 1991 edition of the Uniform Building Code as
adopted by the City of Fort Collins requires that exterior walls of
one- and two-family dwellings located closer than 3 feet from a
property line be of one -hour fire -resistive construction. No
openings are allowed in such exterior walls. A parapet extending
30-inches above the roof surface is required unless the structure
complies with the exceptions to Section 1710. Projections, such as
cornices, eave overhangs or exterior balconies shall not extend
over the property line and must comply with UBC Sections 1711 and
504.

4 There needs to be platted access to the Stormwater
Utility/Natural Resources (to the south) area from Underhill
Drive. This plat needs to dedicate the access. There is a
dedicated drainage, utility, and access easement on the
original, recorded subdivision plat.
5. The name on this plat is identical to the name of the
approved, recorded plat. Is this not a "replat" of the
Summerhill P.U.D.?
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the September 26, 1994 Planning and Zoning Board
hearing:
Plan revisions are due no later than the end of the working day
(5:00 p.m.), September 8, 1994. Please contact as for the number of
folded revisions required for each document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on
September 19, 1994.

Dear Mel & Sheryl,
Staff has reviewed your documents for the Summerhill P.U.D. -
Replat that were submitted on July 18, 1994, .and would like to
offer the following comments:
1. Public Service Company has stated that they need 13' wide
utility easements on both sides of the 24' access/utility
easement that connects the private drive in Summerhill P.U.D.
to Westbridge Drive.
2. A copy ofthe comments received from Sharon Getz of the
Building Inspection Department is attached to this letter.
3. The Mapping/Surveying Department has the following comments to
offer:
a)
They
would like to have the
30.95 square foot parcel at
the
northeast corner of the
plat be dedicated by this
plat
rather than by separate
document.
b)
The
usage of all the tracts
must be shown.
c)
Does
the New Mercer Canal cross Lot 6, Block P? Block P
appears to encroach into the
canal easement.
d) How wide is the canal easement?
e) The tracts must show square footage.
f) Is the 'single family" site near the southeast corner
being "land locked" by this plat? How will this parcel
gain access?
g) The ties to the blocks need to be clarified. Maybe a
statement that ties are perpendicular to the boundary or
road unless otherwise noted could work. Give a bearing
when not perpendicular.
h) The boundary on the plat does not close.
i) Please label the Point of Beginning.
