Box 580 Fort Collins, CO 80522 Dear Steve; CMY2@@P* urban design, inc. 3555 stanford road, suite 105 fort collins, colorado 80525 (303) 226-4074 FAX (303) 226-4196 Attached are five sets of prints of the Summerhill PUD Site and Landscape Plans, reflecting revisions made in response to Staff Comments. Additional information regarding responses to specific comments follows: 4. The ditch easement as established in the earlier approved Underhill has not been changed. We have revised our landscape plan to be sure that no new plantings are proposed within the ditch easement. 9. As we discussed, we have changed the cul-de-sac location on Underhill Drive, and provided for pedestrian access to the public open space area. 13. The portion of Phase One of Underhill PUD west of Underhill Drive is still proposed to be developed as previously approved with a minor replat to allow the new cul-de-sac configuration and modification of the southerly building envelope, and an administrative change to move one dwelling unit from the most northerly building to the southerly building. This approach will allow construction of the other two five unit buildings to begin this summer. 17. It is our understanding that the revised plans are at an acceptable level to be considered as a combined preliminary and final PUD at the August Planning and Zoning Board meeting. We will ask that RBD and Storm Drainage confirm this understanding by early next week. Color renderings, 8Y: x 11 reductions, and ten sets of prints will be provided by August 16; and - if Engineering and Storm Drainage review is completed, and a draft development agreement is provided for review by August 10th - final signed documents will be submitted by August 19th as requested. Thank you for your efforts in the review of this plan. Sincerely, Eldon Ward President Cityscape Urban Design, Inc. cc: Mel Price Stan Myers, RBD, Inc.
