College Avenue*, the Director of Planning will hold an administrative review hearing to consider a minor subdivision proposal in your neighborhood. This proposal is known as the Brooks Minor Subdivision, Case #38- 93. The request is to subdivide the 2.51 acre parcel at 900 North College Avenue into a 2 lot subdivision for an existing building and parking lot. The property is located on the east side of North College Avenue, north of East Vine Drive. The applicant is proposing to operate a Bingo Parlor at this location. The property is zoned H-B, Highway Business, which allows this proposed land use, subject to platting the property into legally subdivided lots. The minor subdivision process is required to create two individual legal lots for the proposed use. Lot 2, north of the existing building will be used for parking and access drives. This administrative review request is being processed and reviewed in accordance with Section 29-644 of the City Code. The list of affected property owners being notified for this hearing is derived from the most currently available records of the Larimer County Assessor's Office.
