service drop conduits heeded for service (basically follows same run line as Comcast and power).

Control Report that need to be submitted.
10/21/2014: Repeat Comments 7/17/2014 - New Erosion Control Redlines as of 10/21/2014 and
Erosion Control Report and Escrow Calc need to be submitted. 07/17/2014: The site disturbs more
than 10,000 sq-ft, therefore Erosion and Sediment Control Materials need to be submitted for FDP. The
erosion control requirements are in the Stormwater Design Criteria under the Amendments of Volume 3
Chapter 7 Section 1.3.3. Current Erosion Control Materials Submitted dose not meet requirements.
Please submit; Revised Erosion Control Plans based off redlines from 7-17-2014, Erosion Control
Report, and an Escrow / Security Calculation. If you need clarification concerning this section, or if

Fromme Prairie Way in order to ascertain geometry proposed for the inset parking and ensure that
radii specified on the inside curves allow for City street sweeping vehicles to access.

11/10/2014: Please indicate and depict on the plans and plat the indication of an emergency access
easement as part the project on the west side of the drive aisle/driveway out to Harmony Road,
located on Lot 1 of Overlook Fifth Filing P.U.D. The legal description of the easement along with a
$250 Transportation Development Review fee will need to be provided along with a draft completed
deed of dedication (a template of this deed of dedication can be emailed). Recording fees to record
the easement at Larimer County will be required at the time the document is finalized with the total
number of pages known.

11/10/2014: The plat and site plan have their own tract ownership/maintenance tables which appear to
differ in information with regards to ownership and maintenance of Tract A. If the intention of Tract A is to
have indication on the plat that the ownership and maintenance of Tract A is assigned to a party
outside of the platted boundary, I'm wondering if that party would need to be a signatory to the plat?

1. Addresses will be assigned by the GIS Department after the plans have met final approval through
Development Review and are recorded with the City.
2. Projects with three or more tenant units require the Unit Level Addressing form to be completed and
submitted to the GIS Department once plans have met final approval through Development Review
and are recorded with the City. This can occur anytime during construction, but before any utilities or
address signs are installed. All addressing will be determined by the GIS Department and submitted
to Poudre Fire Authority, USPS, Building Services, and Fort Collins Utilities. Failure to contact GIS and
determining addresses through other means may result in address changes.
The Unit Level Addressing form can be obtained by contacting the GIS office at gis@fcgov.com or
(970)416-2483.
