9. Street oversizing fees are $5252.00 per acre for mini -storage
warehouses. These fees are collected at the time of building
permit issuance. Please call Matt Baker at 221-6605 for a
prorated amount for this addition.
10. There are no Building Code issues at this time. Please submit
a standard submittal of two sets of drawings to the building
department for review.
11. The addition will be processed as an amendment to a PUD which
will be reviewed by the Planning Department and forwarded to
the Planning and Zoning Board for the final decision. Please
submit an Auto -Related Uses Point Chart with the submittal
(see attached).
12. We would encourage you to consider additional landscaping
(some low deciduous and evergreen shrubs would be an
improvement) along the perimeter of the site and anywhere else
where it would be feasible. We would suggest some shade trees
could be planted to add greenery and shade to the large
expanse area of paving on the site.
13. Your amended PUD submittal should include a site and landscape
plan (these can be combined) which shows details of the site,
both existing and proposed. I have included a check sheet for
submittal requirements for your information.

LAND USE DATA: This is a proposal for two additional 20' by 70'
storage buildings for mini storage warehouses, to locate between an
ex isting.storage building and an existing car wash. The property
is located in Spring Court Subdivision, between the railroad right-
of-way and College Avenue, just north of the Glick Mobile Home Park
and south of Stuart Street.
COMMENTS:
1. The property is in the HB, Highway Business, Zoning District.
There is an existing Planned Unit Development (PUD) on the
property. This proposal would have to be processed as an.
amendment to the Spring Court "Unit Development Plan" (PUD).
2. Light and Power does not have comments at this time, unless
you anticipate the need for additional power.
3. Water and Sewer does not have comments at this time.
4. Poudre Fire Authority has two concerns. First, adequate fire
and emergency access is required around the building. You may
want to remove the parking that is shown, if it is not needed
or used, to provide at least a 20' access drive. Second, you
will be required to provide a fire hydrant within 400' of the
new buildings. There are not adequate hydrants in the area
now. There is a 6" water line on the site which could be used
for the hydrant. You will need to show the hydrant details on
a utility plan.
5. The property is in the Spring Creek floodplain. You will need
to elevate the building 18" above the flood plain or wait
until FEMA approves the amended flood plain maps that were
submitted by the City. Stormwater Utility. Contact Glen
Schlueter at 221-6589 for more information.
6. If the area is already paved, please submit a letter,
addressed to the Stormwater Utility, indicating that there
will be no increase in the amount of impervious area. Also
