the use of the storage units for living quarters, rock band
practice, storage of hazardous materials, etc. Please include
notes to address these concerns. Natural Resources suggests
however that maybe String Quartets be allowed!

10. Was a revised Traffic Study completed for this addition?
Please contact Eric Bracke at 221-6608 to discuss what
information the Transportation Department needs to evaluate
the impacts of this proposal on Stuart Street and College
Avenue. Perhaps just a one page memo from a traffic engineer
will suffice.
11. Staff is requesting that some shrubbery be added as a buffer,
visual screen, and partial sound barrier between the proposed
storage units and the Johnson Mobile Home Park. Perhaps this
could be of similar plant material to what is existing on this
property line currently?
12. Have you considered replacing the wire fence with another type
of fence, or considered removing it all together?
This concludes staff comments at this time. In order to stay on
schedule for tho.September 27, 1993 Planning and Zoning Board
hearing, please note the following deadlines:
Plan revisions are due September Sth, 1993 by 12:00 noon.
PMT1s, colored renderings, and 10 prints are due September
219t.
Final mylars and other documents are due September 23rd.
Please be aware that if a development agreement and utility
plans are required with this project, these documents and
plans must be signed prior to the Planning and Zoning Board
Hearing. If not, a condition will be placed on the project
giving you Go .days to finalise the plans and agreement, after
which time, you must submit a request for an extension from
the Planning and Zoning Board.

Dear Linda,
Staff has reviewed your submittal for Springcourt Storage Amended
PUD and offers the following comments:
1. If necessary, US West will provide telephone service in
accordance with the rates. and tariffs on file with the
Colorado Public Utilities Commission. The developer is
responsible for provision of all trench, street crossings, and
ditch crossings for telephone facilities within the project,
and the developer pays up front construction costs for
facilities within the development.
2. Any relocation of existing telephone facilities required by
these plans will be paid for by the developer.
3. Review of these plans should not be construed as a commitment
that telephone facilities sufficient to serve this project are
presently available.
4. Poudre Fire Authority has required installation of a fire
hydrant on the 6" water line at the northeast corner of the
site. If you have questions about this please contact Warren
Jones, at 221-6570.
5. Adequate security lighting should be sufficient to provide
security for the business and storage area. This lighting
should be down directional. and not spill off site. In
particular, the proximity of residential uses should be
considered, while at the same time providing adequate security
lighting. Please provide lighting details, ie location and
fixture type, on the plans.
6. Please add the names of College Avenue, Prospect Road, and
Stuart Street to the vicinity map to assist in orienting the
reader to the site location.
7. Where will the vacuums be relocated to?
8. The Planning and Zoning Board has reviewed several mini
storage facilities in the past several months and have
