final P.U.D. approval.
15. Some additional space is needed if the sanitary sewer is intended to be extended and
connected into the Dixon Creek Trunk Line.
This completes the review comments at this time. Additional comments will be forthcoming because
all comments have not yet been received from the various departments and reviewing agencies.

the October 23, 1995 Planning and Zoning Board hearing:

b. Is the intent to have individual street addresses for each unit? If these are intended
to be "zero lot line, single family attached" units, the agenda description and the
Planning Objectives must be changed from "multi -family".
5. A copy of the comments received from the Building Inspection Department is enclosed
with this letter.
6. The Light & Power Department will need to know meter locations prior to design of
electrical facilities.
7. The City's Right of Way Agent has stated that additional right-of-way for the Drake
Road/Taft Hill Road intersection must be reserved with this development. Please check with
the Engineering Department.
8. The Water/Wastewater Department has offered the following comments:
a. Connecting sanitary sewer to the Dixon Creek Trunk Line may trigger a sewer repay
for this development.
b. If each building is to have only one water and one sanitary sewer service, then there
must be a homeowner's association for billing purposes. The homeowner's
association documents should be submitted to the City for review.
Additional water/sanitary sewer comments have been forwarded to Stewart & Associates on
a red -lined set of utility plans and to Cityscape Urban Design on a red -lined Landscape Plan.
9. A copy of the comments received from the Engineering Department is enclosed with this
letter.
10. A copy of the comments received from the Stormwater Utility is enclosed with this letter.
11 The Site & Landscape Plan shows a fence extending across the existing bicycle/pedestrian
trail at the northeast corner of the site.
12. The Stormwater Utility would like to see plans for the future grading on the regional
detention facility. This requirement could preclude this request remaining on schedule for
fmal P.U.D. approval.
13. The future status of the existing bicycle/pedestrian trail from West Drake Road to the trail
connection into this development at the east end of the Water Blossom Lane cul-de-sac must
be resolved with the Parks & Recreation Department prior to this request going before the
Planning and Zoning Board fora final P.U.D. approval.
14. The Natural Resources Department has stated that you need to contact Myrna Hanson of
the Larimer County Health Department regarding a State Air Quality Permit for control of

Dear Eldon,
Staff has reviewed your documents for the Hampshire Ponds East P.U.D. - Preliminary and Final
that were submitted to the City on August 21, 1995, and would like to offer the following comments:
A copy of the comments received from U.S West is enclosed with this letter.
2. Columbine CableVision has stated that they would like to have a side easement on Lot 17.
The alternative would be to have the 15' wide pedestrian and bicycle access easement along
the east side of the. property to include necessary utilities.
3. The Mapping and Surveying Department has offered the following comments:
a. The south side of this plat does not adjoin Tract "C" of the Hampshire Pond P.U.D.
It adjoins the north side of an unpllatted parcel owned by the City. Please show as
unplatted on this plat.
b. The control monuments are not as shown. they do not meet State requirements.
C. Describe the outer boundary monuments.
d. Show/have a note vacating the existing easements shown on the plat of Hampshire
Pond P.U.D. that affect this site. The four areas within the plat, not right-of-way or
lots, need to have a tract designation with square footage.
4. The Zoning Department has offered the following comments: - - - -
a. Need note regarding installation of landscaping or 125% of landscape valuation for
securement prior to issuance of certificates of occupancy.
