CITY OF FT. COLLINS, COUNTY OF LARIMER, STATE OF COLORADO.
LAND IS CURRENTLY ZONED AS RP - PLANNED RESIDENTIAL.
PROPOSED IS 26 RESIDENTIAL LIVING UNITS CONSISTING OF 14 RANCH STYLE
UNITS ON THE SOUTH AND EAST BOUNDARIES OF THE PROPERTY, AND 12 TWO-
STORY TOWNHOME UNITS ON THE NORTH BOUNDARY. TOTAL ACREAGE IS 3.052
ACRES, GIVING A DENSITY OF 8.519 DWELLING UNITS PER ACRE. THIS DOES MEET
THE REQUIRED 8 DU/ACRE FOR TOWNHOME DEVELOPMENTS. THIS PROPERTY
SCORES OVER 100 ON THE RESIDENTIAL DENSITY CHART, AS OUTLINED IN THE
CITY OF FT. COLLINS LAND DEVELOPMENT GUIDANCE SYSTEM TEXT.
THE UNITS WILL BE PAIRED AS SHOWN ON THE PLAT. THE OVERALL LANDSCAPING
WILL BE INCLUDED IN THE SALE OF EACH UNIT, AND A HOMEOWNERS ASSOCIATION
FEE WILL BE ESTABLISHED TO MAINTAIN THE LANDSCAPING. THERE IS A 30.01,
SECTION OF CITY STREETSCAPING THROUGHOUT THE EXISTING HAMPSHIRE POND
P.U.D. WHICH WILL BE CONTINUED FROM THE NORTHWEST CORNER OF THIS

EXISTING. IT IS PROPOSED THAT A LIMITED ACCESS LANE BE INSTALLED FOR
PEDESTRIAN AND EMERGENCY VEHICLE USE, CONNECTING THE CUL DE SAC AND
DRAKE ROAD RIGHT OF WAY. IT IS ALSO PROPOSED THAT AN ACCESS BE
PROVIDED CONNECTING THE CUL DE SAC TO THE EXISTING CITY BIKE PATH ON
THE EAST END OF THE PROPERTY. THIS WOULD ALLOW SAFE ACCESS FOR
CHILDREN FROM THE HAMPSHIRE POND P.U.D. DUE TO THIS PROPERTY VICINITY
TO THE REGIONAL DETENTION POND ON THE SOUTH BORDER, IT IS PROPOSED THAT
THERE BE NO ON SITE DETENTION AREA REQUIRED ON THIS SITE.
