The following are responses to staff comments received December 21, 1993. Comments 1-6 are engineering comments that Northern Engineering will respond to. Please notify Ripley Associates if you have not received adequate response regarding engineering issues. 7. Language regarding responsibility for and timing of site improvements has been added to the site and landscape plans. 8. Architectural Standards and Design Guidelines on both the site plan and the elevation sheet describe the intent for architectural continuity and provide a minimum standard for the amount of brick and stone used on building facades. 9. A notary signature block has been added to the Owner's Certification. 10. See note on site plan and landscape plan regarding site lighting. 11. Maximum building height is shown under Project Statistics as 26 feet. 12. We believe the trash collection area along Marquette Drive is adequately screened with opaque walls matching the building's architecture and evergreen shrubs and an ornamental tree proposed adjacent to it. 13. Timing for the installation of streetscapes is described on the site and landscape plans. The applicant is proposing to plant all street trees along Drake Road before the issuance of the first building permit along Drake Road. The rest of the streetscapes will be installed in sections between the street intersections and driveways as buildings are constructed along the street.
