subject to City Code requirements for wastewater. These requirements include
Section 26-306 Wastewater Discharge Permit Requirements and Section
26-332 Prohibitive Discharge Standards. A permit may be required depending
on activities on the site; however, discharge standards apply to every customer,
both large and small, regardless of what activities take place on the site.

02/15/2017: Current Erosion Control Materials Submitted do not meet
requirements. Please submit; an Erosion Control Plan (based off of returned
redlines), an Erosion Control Report (was acceptable however escrow numbers
will need to be recalculated based upon the changes to the plan), and an
Escrow / Security Calculation (based upon changes to the plan). Also, based
upon the area of disturbance State permits for stormwater will be required since
the site is over an acre. If you need clarification concerning the erosion control

Building Envelope BE-4, needs to be equipped with a back -side shield. Does
this fixture need to be an AA?
RESPONSE: All luminaires type BB are equipped with a house side shield. A type AA luminaire in this
location will not provide the wide distribution required to meet the light level requirements.

03/08/2017: The AA fixture between Building Envelopes BE-1 and BE-8
seems to throw excessive illumination to the west even with the back -side
shield. Have you considered eliminating this pole mount and replace with two
wall mounts, one on each end of each garage?
RESPONSE: Unfortunately, the garage structures are not tall enough to allow adequate light distribution
from a wall sconce on either end of this area to adequately illuminate the parking area.

03/08/2017: Lighting controls are now becoming normal on most fixtures. But, if
the applicant is not interested in providing dimming capability, staff suggests
that wherever fixtures BB are located immediately adjoining a building, that
these too are equipped with back -side shields. Otherwise, excessive
illumination is being thrown into the units.
RESPONSE: At this time the owner is not interested in dimming controls for the exterior lighting. All
luminaires type BB are equipped with a house side shield.

03/04/2017: FIRE DEPARTMENT TRAINING OPPORTUNITY
Poudre Fire Authority is currently looking to temporarily acquire a single-family
residential structure to use for a major emphasis drill during the first week in
June (for an attic fire simulation). The training will be marginally invasive with an
intent to pierce small holes in the roof and insert a fog nozzle to distribute water.
There is no live -fire but the intent is to flow some amount of water into the attic,
then repeat the exercise as needed to train multiple engine companies. Please
contact me if your site may be willing and capable of pursuing a discussion
along this line and I will put you in touch with our training division chief. Thank

Any floor -mount? Staff is concerned that not all residents will be willing or able
to use the wall -mounts. Also, please indicate the number of bikes that can be
accommodated per breezeway.
RESPONSE: A typical bike rack detail has been added to the landscape plan. As described, these spaces
are varying in quantity, and will be a floor -mount. There will be no wall -mounts. The number of bikes
allotted for each breezeway has been noted on the site plan.
