18. Landscape Plan:
A. Funds are not available to create parking lot islands
including the irrigation that would be necessary for
them.
B. Street trees will be provided along Rocky Mountain Way.
C. Trees will be provided along Shield Street.
D. Tim Buchanan will be contacted and inspection of the
existing Cottonwoods will be made.
The requested notes will be added to the Landscape
Plan.
E. On the basis of preliminary conversations with you, we
understood the Preliminary Landscape Plan could be
conceptual in nature.
F. Requested notes will be added to the plans.
19. Height of Auditorium: Will be shown on corrected
preliminary submittal.
20. Note #9 will be added to.
21. Rocky Mountain Way: No changes in ownership are
anticipated.
22. Building Elevations will be provided.
23. One-way Spikes: We will meet Poudre Fire Authority and
Police Services regarding this traffic control device. We
will try to do this in coordination with Rick Ensdorf.
24. We will label the apartments as requested.
Please call me with any comments that may bear upon correcting
our Preliminary Submission.

7. Gas Demand: Data for all additional gas appliances and
total gas demand will be coordinated with Public Service
Company. Roger Abrahamson has already had preliminary
conversations with them.
8. Maintenance of Landscaped Areas Within the Public Right -Of -
Way: Poudre R-1 understands their responsibilities.
9. Security Lighting: Corrections to Site Plan will indicate
proposed locations of site lighting.
10. Future Food Court: Whether the Food Court will materialize
or what it's conformation will be is unknown at this time.
We suggest waiting until the possibility materializes before
spending money on landscaping material that may have to be
moved and potentially lost.
11. Sidewalk to Food Court: For the same reason as in Item 10
we would defer construction of any new sidewalks until any
future plans are solidified.
12. Transfort Bus Stop: We will meet with Transfort to discuss
best locations.
13. Bicycle Racks: We will identify them on our corrected
submission and indicate lighting as well.
14. Alternative Forms of Transportation: Corrected plan will
indicated numbers of parking spaces requested. Note that
parking provided is equivalent to existing parking even
though school population will grow from approximately 1,300
to 1,800. Note, too, the special demands that French Field
makes on providing on -site parking.
Future parking is calculated at approximately 200 spaces.
Note that the Drainage Report anticipates this additional
hard surface.
15. Shared Parking With Peace With Christ Lutheran Church: Note
that the west parking lot at Rocky exists at this time.
Funds are not available to remove that existing parking or
to replace it on the east side of the School. Note, too,
that additional parking on the west side of the site will
further impact traffic through the residential neighborhoods
along Dunbar and adjacent streets.
16. Traffic Study: Please forward your comments when review is
completed.
17. Handicap Parking: Handicap Parking spaces will be
identified and numbered on the corrected Preliminary
Submittal.

RE: Rocky Mountain High School Submission
Dear Ted,
The following comments are in response to your letter of August
27, 1993:
1. Soil Report: Attached.
2. Revised Curb Cuts and Pavements: Details will be submitted
with Final Utility and Drainage Plans.
3. Paving on Swallow Road: There is none. There is a
modification of the curb at the junction with Rocky Mountain
Way which will be detailed on Final Utility and Drainage
Plan.
4. Drainage Report: Phil Robinson will contact Glen Schleuter
to coordinate details and information. A final Drainage
Report will be submitted, but not prior to preliminary
presentation at the September 27th meeting. Our plan
addresses not only the additional hard surfaces required by
Storm Drainage, but existing drainage problems that the City
has in the area from the Rocky Mountain High School Site.
We think Storm Drainage will be pleased with our efforts.
5. Electric Service: No relocation of the electric service is
anticipated. Service size will be increased.
6. Gas Service: Phil Robinson will contact Public Service
regarding the potential conflict of the Addition with an
existing natural gas service line.
