Plan revisions are due October 6, 1993 by 12:00 noon. Please
contact me for the number of folded revisions required for each
document.
PMTIs, renderings, and 8.folded copies of final revisions (for the
Planning and Zoning Board packets) are due October 18, 1993.
Final documents (including the signed development agreement,
applicable mylars and utility plans) are due October 21, 1993 by
12:00 noon.

7.. There is concern about the exact location of the .existing
median in Stover Street and its impact on.the adjacent access
into East Drake Terrace. The median location should be
verified and discussed with the Transportation Division. Eric
Bracke is .your contact person and can be reached at 221-6608.
8. The Stormwater Utility has some concern about an existing 48'
storm drainage pipe in the area. Please contact them at 221-
6589 to discuss this concern.
9. The character and architecture of all 7 buildings should be
similar, so that the first building that is built should
reflect this idea. All of the following buildings should
utilize similar materials and form. This will ensure that the
office park will look unified, even if phased, over several
years. This should be noted on the Site Plan.
10. Who will build the courtyards and will they be unified in some.
way? .
11. The architectural design guidelines are not clear as to what
"building elevations should be similarly detailed" actually
means. Are you proposing that the project, as a whole, go to
final review before the Planning and Zoning Board without
elevations and detailed landscape plans and then the buildings
and landscape plans are reviewed administratively?
12. Plattinv the tracts for the buildings is all right, but if the
envelopes should need to change then a replat is required. A
Site Plan can be changed administratively, a subdivision plat
cannot.
13. How do the proposed setbacks on East Drake.Road compare with
Governor's Park? It is being recommended that the trash
receptacles not be placed along Drake Road unless they are
exceptionally well screened.
14. The Stover Street landscaping must be maintained by the
Building Owner's Association, similar to.the landscaping along
Drake Road.
15. The points earned on the Business Service Uses Point Chart are
in question. How big is this property? The Site Plan shows a
gross area of 2.18 acres. Absolute criteria 'd' gives credit
for two acres or more. What are you counting for joint
parking, being criteria 'f'?
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the October 25, 1993 Planning and Zoning Board

Dear Gordon,
Staff has reviewed your documents for the East Drake Terrace Office
.Park, Preliminary P.U.D. that were submitted September 7th and
would like to offer the following comments:
1. Public Service Company has stated that the final plat needs to.
dedicate 'Tract A' as a "utility easement". Planting of trees
will have to be coordinated closely with PSC. No trees are
allowed to be located within 41, horizontally, of any
underground gas line.
2. U.S. West has stated that there are no utility easements shown
on the subdivision plat, for either the existing or proposed
utilities.
3. There are no existing or proposed utilities (or easements)
shown on the preliminary subdivision plat. Item B.(15) on page
5.2 of the Submittal Requirements for Preliminary Subdivision
Plats states that information on the "location and size of
existing and proposed utilities within and adjacent to the
subdivision should be included on the plat".
4. The Commission on Disabilities has asked that access ramps not
be put at the head of the handicapped, parking spaces. In this
situation the ramps cannot be used when cars are parked in the
spaces. It would be helpful, and make the ramps useable, if a
3' to 4' wide striped. access aisle was put between the
handicapped spaces and centered on the ramp.
5. The Water/Wastewater Department has stated that their comments
have been included on a red -lined utility plan that will be
forwarded to your engineer. This plan should be returned to
the City Engineering Department with your revisions that.are
due on October loth.
6. The Poudre Fire Authority has stated that the curbs opposite
the perpendicular parking bays on the east -west driveway must
be signed "No Parking - Fire Lane" with approved signs and the
curbs painted red.
