13. The Governor's Park building setback at the narrowest point is approximately 15 feet
from building face to property line.
We believe that the trash receptacles function best where they are located. We have
added additional screening to insure that they are not seen from Drake Road.
14. We have noted on the landscape plan that landscaping along Drake Road and Stover
Street will be maintained by a Building Owner's Association.
15. The gross acreage of the property is 2.18 acres as indicated. Using gross acreage we
could gain 6 additional points on Point Chart E, bring our percentage total to 72%.
We have use Governor's Park to gain points for joint parking. The question (f) asked
if there is direct vehicular and pedestrian access between on -site and off -site parking
areas. The answer is yes.

Dear Steve:
East Drake Terrace Office Park
Preliminary P.U.D.
Tract A will be dedicated as a "utility easement" on the final plat.
See note 3 on the landscape plan regarding "no trees within 4" of gas lines"
2. Tract A is intended to serve as a blanket utility easement.
3. Existing and proposed utilities are shown on the utility plan for this project. If they
need to be shown on the preliminary plat too, please let us know.
4. Access aisles have been provided for handicap parking spaces.
5. Northern Engineering has received Water/Wastewater comments. They will be in
contact with Mike Herzig regarding engineering revisions.
6. A note has been added to the site plan stating that the curbs opposite the perpendicular
parking bays on the east -west driveway will be signed "No Parking - Fire Lane" with
approved signs and the curb painted red.
7. Northern Engineering field checked the location of the median and believe the
location indicated on our drawings is correct. Please let us know if you believe it is
necessary to survey the exact location.
8. Northern Engineering has received Stormwater comments and will be addressing that
departments concerns at final.
9. The architectural Des4m Guidelines and Standards noted on the site plan were written
to achieve similar architectural character. Please let us know if you have specific
comments regarding the design guidelines and standards.
10. The developer of each building will be responsible for the development of the
courtyard or portion thereof, as well as foundation plantings, and courtyard
landscaping. The developer will be responsible for installation of perimeter
landscaping and landscaping of the parking lot.
11. We are proposing that individual building plans be reviewed by staff at Final. All
information normally required for Final approval would be submitted, including
detailed elevations and landscape plans. We are suggesting that individual building
plans are not reviewed by the Planning and Zoning Board unless staff believes they
are not in conformance with the Preliminary Plan. Our intent is to streamline the
review process, since there may be as many as seven separate final plans for this 2-
acre site. Please call me, so that we can discuss what kind of Final approval process
makes the most sense.
