Dear Resident:
On Wednesday, August 1 1, at 7:00 p.m., at the New Beginnings building (1225 Redwood Drive)`,
staff of the Planning Department will hold a neighborhood information meeting to discuss a
development proposal in your neighborhood. The applicant will be in attendance to answer
questions you might have.
The proposal is to establish and operate a Residential Child Care Facility (RCCF) in the
building which formerly housed New Beginnings of Fort Collins at 1225 Redwood Drive. The
facility, called the Jacob Center, will be maintained as an open (un-locked) program with
intensive staff support and involvement with up to fifty youth residents (see attached
description). The property site will remain unchanged in regards to building appearance and
landscaping.
The property is currently developed as the New Beginnings Planned Unit Development (PUD)
and is zoned RMP, Planned Residential Medium Density. Because the existing building is part
of an existing PUD, this project will also be reviewed as a Planned Unit Development (PUD)
using guidelines and criteria of the Land Development Guidance System (LDGS).
The list of affected property owners being notified for this neighborhood meeting is derived
from official records at the Larimer County Assessor's Office. Because of the lag time between
property sales and record keeping, or because of rental situations, a few affected property
owners and residences may have been missed. Please feel free to notify your neighbors of this
pending meeting so that all neighbors may have the opportunity to attend.
