ITEM: Schrader Oil Carwash Expansion at 4524 South College Avenue

LAND USE DATA: This is a proposal for an approximately 135 square foot
expansion to an existing manual wand carwash bay for installation of garage doors
and automatic car washing equipment. The proposal is to extend the north and
south sides of the bay 4' in either direction.
COMMENTS:
1. The property is located in the bp, planned business zoning district, with
a PUD condition. The existing gas station/ car wash is a non -conforming
use and therefore this proposal must be reviewed as an expansion of a non-
conforming use.
2. Please submit a letter with the non -conforming use application and plans,
addressing the existing and future drainage patterns and any changes in
impervious surface which may result from this project. If the area is
already paved, please add a statement to this effect.
3. At the time of building permit issuance, the issue of street-oversizing
fees maycome up. Please talk to Matt Baker at 221- 6605 about this
project. As there is no anticipation of a major increase in the amount of
traffic, there will be no requirement for a traffic study. There should
also be no additional street oversizing fees for this particular project.
4. As part of the submittal you should provide the names and addresses (on
mailing labels) of property owners within 500' of the site (see attached
map).
See the enclosed information sheet on "non -conforming uses". Your
submittal will include an application, application fees, affected property
owners mailing list, stormwater letter, planning objectives letter
(stating what you are doing, what the impacts will be, etc.), and a site
and landscape plan (basically the construction drawings you had at
conceptual with some additions, will be acceptable).
