A twelve —inch A.D.S. pipe with a restriction plate will meter the allowable discharge rate of 1.58 cubic feet per second. The outfall drainage swales which flow easterly and southerly to the Lincoln Avenue swale are in dedicated drainage easements. The detention pond is also in a drainage easement. Erosion Control: The site is in a moderate wind erodibility zone and in a high rainfall erodibility zone. The existing ground cover is good with grasses and weeds. The sequence of construction will start with the building and parking and loading areas being stripped and the detention pond being built. The excavation for the detention pond is minimal with most of the detention volume being generated by the berm. The outlet pipe will be installed and a rock filter placed to immediately develop a sedimentation pond. The pad for the building will then be constructed with imported material such as pit run. The foundation will then be built which will alleviate some of the wind erodibility. The curbs and base material will be constructed to provide an all—weather surface for construction activities. The detention pond will be reseeded at the appropriate time'in the fall season. Straw bales willbe placed at the southeast corner of the public parking area and at the southeast corner of the employee parking and loading area. The Runoff calculations and mass diagram, the erosion control calculations, and the grading and drainage plan are enclosed as a part of this report. Box 580 Fort Collins, Colorado 80522 Dear Glen: The following is the storm drainage report for Lot 1, Second Replat of North Lemay Subdivision, Second Filing. The site is located 370 feet west of the intersection of North Lemay Avenue and Buckingham Street in the Northeast 'a of Section 12, Township 7 North, Range 69 West of the 6th P.M., Fort Collins, Colorado. The area of the site is 6.07 acres, and it is located in. the Cache la Poudre River drainage basin. The. site is bounded by Buckingham Street on the north, by an undeveloped industrial lot on the east, by a self —storage business on the south and by an undeveloped industrial lot on the west. The site slopes at approximately 0.7% grade from northwest to southeast. Buckingham Street slopes from west to east at 0.30% more or less. The site is in the Cache la Poudre River 100—year flood plain. The site was approved previously as an industrial subdivision which is zoned I.L., Light Industrial; however, the only development that has taken place is the self —storage business. The drainage scheme approved previously is to have each lot detain the difference between the two—year historic runoff and the 100—year developed runoff on site. Each lot will discharge in surface drainage swales that are planned to drain east to North Lemay Avenue and then south along the west side of Lemay Avenue in a Swale with a concrete pan to the existing Lincoln Avenue drainage Swale. That approved plan is what is proposed for this site also. There is no offsite-area that drains through this site. The area west of this site drains southerly through the Vanworks property to Lincoln Avenue. The area north of Buckingham Street will drain into Buckingham Street, and, the areas south and.east of this site are below this site. The owner proposes to construct a cabinet manufacturing plant on Lot 1. A public parking lot and an employee parking lot and loading area will also be constructed.
