ADDRESSING/WAYFINDING
To assist with prompt emergency response the address will be on the west and
east elevations of this building since it is addressed off Shields but accessed
from Lake Street. Wayfinding signage, both number and street name, will be
required at the Lake St entrance to indicate correct access. Code language
follows:
AFC 505.1.8: Buildings that are addressed on one street, but are accessible
from other streets, shall have the address numbers AND STREET NAME on
each side that is accessible form another street.

When you submit for your building permit though the City of Fort Collins please
be advised Poudre Fire Authority is an additional and separate submittal. The
link for Poudre Fire Authority's plan review application can be found at

07/02/2019: FOR FINAL APPROVAL The bollards in the trash and recycling
enclosure will not work as proposed. In their current location the bollards will
interfere with the dumpsters ability to roll forward and fail to protect the middle of
the back wall. It is recommended to use curbing or angle iron secured to the
pad on the sides and rear of the dumpsters instead to prevent them from hitting
the walls.

07/02/2019: For RG2, erosion protection is needed to the toe of slope. The
small water quality flows tend to cause the erosion issues as well. For RG1 and
all the proposed scour -stop locations, please add a note stating that sod is to
be placed under the scour stop pads to help prevent erosion until the native
grasses are mature.
05/07/2019: A better option for the intakes into the rain gardens is required.
Energy dissipation and a sediment forebay needs to be included. Please
revise.

I did not see an updated Existing Tree Removal Feasibility Letter submitted this
round. I have emailed Kristin Turner to receive a copy of this for my review.
Thank you for updating the tree inventory. Please note that the additional tree
shown to be removed requires a replacement tree to go back on -site, but it
does not need to be upsized. You may remove one upsized mitigation tree from
the planting plan.

On the east side of the project's boundary, there appears to be an existing tree
that was removed from the plan and is shown to be removed on the Utility plan. It
looks like this tree exists where the new electric vault is placed. If tree removal is
the case, please include tree inventory and mitigation information for this tree to
the plans. In addition, please include justification for removing this tree in the
Existing Tree Removal Feasibility Letter. See Forestry redlines for further
clarification on existing tree location.

FOR APPROVAL Landscape Plan: It's recommended that more specification
info is provided for the sod that clarifies what type of hybrid is recommended
that will be low water use. Some like stating "drought tolerant low water use
blend, such as Texstar or equivalent".

The 2" - 4" rock mulch specification is not acceptable in areas where one gallon
flowering perennials and perennial grasses are spaced closely together (see
redlines indicating these areas, noted with symbol'A'). The spacing is too close
for the suggested mulch rings. More importantly, staff has seen a low success
rate with larger rock mulch surrounding smaller one -gallon plant material. The
rock ends up on top of the plants, or constricting them, so that the one -gallon
material must fight its way out of the larger cobble. Per code, the plan should be
set up to allow for thriving, healthy growth. See submittal requirements --

A 3/a tan river rock could work in the area'A' areas or wood mulch. See redlines.
A blend of 3/4" to 1-1/2" rock would be acceptable in other planting areas
where the plants are farther apart, or the 3/4" diameter could be used for the
whole project. We have also seen mixes of the above rock sizes mixed with pea
gravel or breeze, placed closer t othe plants:

landscape plan be wood mulch per the P&Z plan, especially in areas where
perennial grasses and other one -gallon material is planted.

Staff has received the response and will assume that sheet 4 of the hearing
plans showing tree 14 to remain is not what was intended, and sheet 2 of the
hearing docs showing tree 14 to be removed is what is intended.
FOR APPROVAL Landscape Plan comments:
Overall the landscape plan is great. An existing tree was removed from the PDP
plans in the SW corner of the parking lot, but has been shown on the mitigation
plan as removed. I just need some clarification on this from Forestry and the
applicant in order to ensure full compliance with the PDP hearing plans.
Spacing of new trees in this area also appears tight.
Another question is the water use table. About 12,000 SF is dedicated as very
low. We need more information on where this is located, and the table may need
more discussion.
