15. Responsibility for maintenance of the south bank of the ditch. This tract is outside
the property boundary being developed and is owned by the City of .Fort Collins.
Everything inside the property line shall be maintained by the individual owners and
open spaces are the responsibility of the Home Owners Association.
16. We are pursuing ongoing negotiations with the Parks Department and Stormwater
Utility Department pertaining to this detention issue.

RE: Raintree Townhomes Preliminary P.U.D.
Project No. 10-742-000
Dear Kirsten:
We at TST, Inc., Consulting Engineers have reviewed the comments from the respected
departments concerning Raintree Townhomes P.U.D. Preliminary Submittal. With respect
to these comments, as summarized in your letter, we have the following responses:
4. Utility easements in the rear of the lots will be addressed for final submittal.
6. Natural gas distribution will be addressed for final submittal.
7. Handicapped parking spaces in the center parking area and the ramp at the northwest
corner of Evenstar Court and Shields Street will be addressed for final submittal.
8. New Mercer Ditch Company's concerns about inadequate space to maintain their
ditch is being addressed through meetings with the Ditch Company.
9. Variance requests for Evenstar Court will be addressed on final submittal.
10. We are in the process of discussing this issue with Warren Jones.
11. The soils report will be addressed for final submittal. The traffic study will be
submitted under separate cover.
13. We would be glad to discuss the cul-de-sac/parking design at staffs convenience.
14. Additional comments on the plat and the overall utility plan. These comments have
been addressed and corrected for this re -submittal.
