PROJECT: 42-93A RAINTREE TOWNHOMES PUD- Final (Re -submittal)

Problems or concerns (see below)
The easement width needed for access and drainage along the north
and west property lines needs to be clearly sized on the plat.
It was mentioned that Parks & Recreation was willing to grant the
easement needed for the regrading of pond A. Final approval is
granted on the condition that all necessary easements from Parks &
Recreation and from the Ditch companies are obtained.
Pond A was sized using historic, undeveloped, flow contribution
from subbasin 1. Since a variance was requested (and approved) for
the freeboard in the detention pond to be reduced from a 1 ft size
down to 0.66 ft, a more thorough analysis involving the condition
whereby subbasin 1 is developed and how that would impact the
detention volume available at the pond is desirable.
Pond A was proposed to be used as a sediment trap during the
construction period. It was agreed to it that the contractor would
re -grade Pond A at the end of the construction activities to remove
all eroded material and preserve detention capacity at the pond.
A note to that effect needs to be added on the Grading and Erosion
control Plan.

report and on the plans.
