Forestry to obtain existing tree inventory and mitigation information. This
meeting should occur prior to next submittal. Existing, significant trees should
be retained and protected to the extent reasonably feasible. Notes gathered at
this meeting should be added to the site/landscape plan.

City of Fort Collins Forestry Division is close to reaching the maximum
percentage of Honeylocust in Fort Collins' urban forest. During the development
review process, we see it as an opportune time to educate landscape
architects to use fewer Honeylocust on plan proposals. Please remove all
proposed Honeylocust from the plan and incorporate another canopy shade
tree such as Kentucky Coffeetree, Hackberry, or Oak species (Chinkapin Oak,
Shumard Oak, Texas Red Oak).

2018 IFC CODE ADOPTION
Poudre Fire Authority and the City of Fort Collins (Town of Timnath, Larimer
County) are in the process of adopting the 2018 International Fire Code. Code
adoption is anticipated in early 2019. Building plan reviews shall be subject to
the adopted version of the fire code in place at the time of plan review submittal
and permit application.

The replat only indicates a single lot. To be considered a single-family attached
product a lot line must exist that divides each unit down the adjoining wall.
Please update plat, legal and narrative to reflect changes.

After the first round of review, there was additional conversation regarding
the appropriate process for this project. Given the characteristics of the project,
(reduction from the approved 6-plex to a 4-plex with similar character to the original
approval), the project meets the criteria for a Minor Amendment, per Land Use
Code 2.2.10. As such, the plat will continue to be processed as a Type 1 PDP/FDP
review, and the 4-plex will be processed as a Minor Amendment (MA). The PDP/
FDP and MA will be routed together but will follow separate approval processes.
