Dear Resident:
On Thursday, October 23, 1997 from 7:00 p.m. to approximately 9:00 p.m. at Werner Elementary
School*, 5400 Mail Creek Lane, the City of Fort Collins Planning Department will conduct a
neighborhood information meeting to discuss a development proposal in your neighborhood.
The applicant, the Spradley Barr Automobile Dealership, is in the process of constructing an
automobile dealership on the 9.39 acre site (formerly Poudre Valley REA) south of and adjacent to
the Arbor Plaza Shopping Center (Wal-Mart). The property is located on the west side of South
College Avenue (please see attached Vicinity Map) and is in the C - Commercial and B - Business
Zoning Districts in Larimer County. The C - Commercial District allows the proposed land use, the
B- Business District (the front 300' along South College Avenue) does not. Larimer County has
issued a building permit to allow Spradley Barr to construct a portion of the automobile dealership
in the C - Commercial portion of the property.
Spradley Barr is in the process of annexing the property into the City of Fort Collins. The requested
zoning is C - Commercial, which allows automobile dealerships as a permitted land use. The design
for the proposed automobile display and sales on the front 300' of the property along South College
Avenue will, if annexed, be subject to development review by the City.
The purpose of this meeting on October 23rd is to give all participants the opportunity to ask
questions of the applicant and express their concerns in an informal setting. No formal
development review request has been made to the City at this time and no decisions will
result from this meeting. This request must go through the appropriate City development review
process before any approvals can be given for the project. Representatives of City Departments,
as well as representatives for the applicant, will be present to respond to questions about the
proposed development.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
