Thanks, Pete, for taking the time to explain the process to me. I'm understanding then that we will be notified
of this not -yet -scheduled public hearing for a Type I Review of this P.D.P.
If the Developer does nothing to accommodate the concerns of the community, and the hearing officer approves
the P.D.P., do we have the option to appeal the hearing officer's decision to the P&Z or City Council'?

Pat, separate from the approved Overall Development Plan, the developer has submitted a proposal for
a Project Development Plan (P.D.P.) for a portion of the Hansen Farm property located at the West side
of S. Timberline Road at Zephyr Road - (parcel # 86071000002). The P.D.P. includes 184 dwelling units
with single-family detached, and single-family attached land uses on a total of 55.2 acres. The proposed
P.D.P. represents an initial phase of a multiple phase development as described in the approved Overall
Development Plan. Future development phases include the Medium Density Mixed -Use Neighborhoods
(MMN), and Neighborhood Commercial (NC) zone districts and development tracts. There would be
two points of access to this site including S. Timberline Road from the east, and Red Willow Drive from
the south. The site zoning is Low Density Mixed -Use Neighborhood (LMN), and would be subject to an
Administrative (Type 1) Review and Hearing with decision by a Hearing Officer. The type of review and
hearing is determined by the proposed land uses. Since this initial phase only includes single-family
dwellings, and does not include multi -family consisting of more than 8 dwelling units per building or
more than 50 dwelling units, it is a Type I Review. Notice will be provided for the yet to be scheduled
public hearing.
The future phases when submitted for the MMN and NC tracts would be subject to Type II Review with
the Planning and Zoning Board.
