A tract of land located in Section 2, Township 6 North, Range 69 West of the 6th Principal
Meridian, City of Fort Collins, County of Larimer, Colorado, being more particularly described
as follows:
Considering the East line of the Northeast Quarter of said Section 2 as bearing South
00047'00" West and with all bearings contain herein relative thereto:
Commencing at the Northeast corner of said Section 2; thence along the East line of the said
Northeast Quarter, South 00047'00" West, 1441.21 feet; thence, North 89107'00" West,
56.70 feet to the West right-of-way of Colorado State Highway No. 287 said point also being
the POINT OF BEGINNING; thence, North 891107'00" West, 902.01 feet to the East right-of-
way of the Colorado & Southern Railroad as now constructed; thence along said right-of-way,
North 00053'00" East, 450.00 feet; thence, South 88050'20" East, 901.24 feet to the West
right-of-way of Colorado State Highway No. 287; thence along said right-of-way, South
00047'00" East, 445.63 feet to the Point of Beginning.
The above described tract of land contains 9.269 acres and is subject to all easements, rights -
of -ways and restrictions now on record or existing.
